A lot of people see a home that's been on the market for 60+ days and immediately draw conclusions.
The reality is a little more complicated. ๐ค

Not every listing starts at the right price
Some homes spend weeks correcting an initial pricing strategy.
๐ Some listings have been updated along the way
New photos, staging changes, repairs, or price adjustments can completely change buyer interest.
๐ก Some homes simply appeal to a smaller buyer pool
Luxury homes, unique properties, acreage, and specialized layouts often move differently than the average home.
๐ Days on market tells you how long a listing has been available
It doesn't automatically tell you why.
๐ฐ The opposite is true too
A home that sold in three days isn't automatically the best deal, and a home that sat longer isn't automatically a bad one.
The number is useful.

A luxury renovation doesn't automatically pull the home's value far beyond similar homes nearby.

Condition, functionality, maintenance, and overall presentation often matter more than highly personalized upgrades.
๐ Buyers compare options, not renovation receipts
They're looking at what else they can buy for a similar price.

The goal isn't spending the most money before listing.
