Average rate since 1971 is 7.77%...rates at 6% shouldn't cause a crash, but it will cause the market to slow down a bit (as we've seen). Take advantage of this market while you can!

Yes, rates have gone up, but demand has cooled slightly. Whatever additional money you are paying with a higher rate, you are saving by not competing with 17 other offers!
Historically, these rates aren't even high (between 1974-2010 rates never dropped below 5%). We have just gotten used to very low rates, and these seem high.
If you are waiting for the rates to go back down, you'll likely find yourself in the same situation as 3 months ago because LOW rates and HIGH demand typically go together.
Renters...don't get me started. If your rent is $1500/month, you pay 18k/year. You won't save 18k by waiting 1 year to buy...not with a lower rate or the purchase price. However you can easily go 18k over list price in a very high demand market.
Lastly, as I mentioned, these rates aren't high (historically), so people will get used to these new rates. You'll see a cooling off in demand for a few months, and after that, demand will likely increase.
The next 6 months+/- is likely the best time to buy for the foreseeable future.
I have been able to get fair deals for my clients without paying cash-throughout this crazy market we are in. It is possible!
