Not every home for sale in Atlanta is priced the way it should be.

And not every homeowner is as firm as they seem.

Sometimes the listing is already telling you there’s room to negotiate. You just have to know what to look for. 👀

Swipe through for the signals I check every time a client finds a home they love.

There are a few other signs that a trusted Atlanta real estate agent can help you spot.

Things like a home that’s been expired and re-listed...

or ones where the data shows it’s overpriced for that neighborhood (because in Atlanta, comps in your specific neighborhood are kind of everything).

Have questions about finding a deal in this market? My DMs are open and I’m happy to chat.

Here’s what most people in Atlanta get wrong about real estate.

Everyone is so focused on the market that they forget the market is the condition, not the decision.

The truth is, a good strategy can win in a bad market and a bad strategy loses in a good one.

You can’t control is what the market is doing.

What you have complete control over is the strategy you bring to it. 💪

If you’re on the sidelines waiting for the perfect market, let’s talk about what a smarter strategy could look like for you right now.

Comment START and let’s schedule a call to talk through your next move in Atlanta.

If skyline views, natural light, and an open-concept layout are on your must-have list… this one in Atlanta 👀

Tucked into Old Fourth Ward, you’re steps from Chrome Yellow Coffee and Fetch Dog Park, and just minutes to the BeltLine, top restaurants, and nightlife.

Homes like this in O4W don’t stay on the market for long.

If you’re looking for charm, character, and a walkable intown lifestyle… this is the first home I’m showing you in Hapeville.

It’s not just the 1920s details—pine floors, a welcoming front porch, and all the warmth you want—it’s the way it’s been updated to actually live well today.

And the location? Right in the heart of Hapeville, close to local coffee shops, restaurants, and just minutes to Downtown Atlanta + the airport.

If it checks your boxes, comment HOME and I’ll send the listing information your way!

If a rare Decatur duplex with live + earn potential has been on your wishlist, this is the one 👀
Located in the heart of Decatur, you’re minutes from Emory, the CDC, Downtown Atlanta, and all the shops, restaurants, and charm Decatur is known for—everything right at your doorstep.
This is the kind of property that just makes sense:👇
Built-in income: two townhouse-style units
Space: 3 beds | 2.5 baths per side + 2-car garages
Lifestyle: live in one, rent the other, or invest both
Outdoor living: private decks overlooking peaceful wooded views
Bonus: hardwood floors + generous layouts + attic storage
My personal favorite: the privacy on those back decks—you’d never guess how close you are to everything
This one won’t last. Want more info? Comment HOME and I’ll send the details 📩

These 5 questions can tell you a lot about the agent you’re sitting across from.

The right agent will answer with confidence and specifics. And if the answers feel vague… that tells you something too (kind of like when a kid says “nothing” when you ask about their day).

A few worth paying attention to:

→ List-to-sale price ratio shows how close their clients actually get to asking price
→ Days on market reflects how well they price and position a home from the start
→ Marketing plan: ask for details—platforms, timing, strategy. The more specific, the better

And the last question might be the most important. Every deal has its bumps—experience shows in how an agent handles them.

Thinking about selling this year? I’d be happy to walk you through my approach.

As always, my inbox is open for questions. Follow along for local market updates, new listings, and things to do around town.

I toured this home and honestly kept going back and forth on my favorite feature.

The kitchen with its oversized island is an instant standout—but then you factor in the location just minutes from the BeltLine, Edgewood Retail District, and all the everyday conveniences, and it only gets better.

The open layout, hardwood floors throughout, spacious primary suite, and full-width back deck all come together to create a home that just works—whether you’re hosting or staying in.

Swipe through to see how I ranked my favorite features—and let me know if you agree 👀

If this one is checking your boxes, don’t wait on it.
