How old is your water heater?
The average tank water heater lasts 8 to 12 years. If you don't know when yours was installed, look for a sticker on the side of the unit — the serial number usually contains the manufacture date. If it's pushing 10 years or older, it's not a question of if it will fail. It's when.
When was it last flushed — and what did the water look like?
Water heaters should be flushed annually to clear out sediment buildup. Most homeowners have never had this done. When we flush a neglected water heater, the water that comes out is often brown, cloudy, or full of visible debris. That sediment is sitting at the bottom of your tank, reducing efficiency and shortening the life of the unit.
What does the service line to your septic look like?
If your home is on a septic system, there is a pipe running from your house to the tank. Most homeowners have never seen it, don't know where it is, and have no idea when it was last inspected. Tree roots, grease buildup, and age can all cause that line to fail — and when it does, it is one of the most unpleasant and expensive plumbing emergencies a homeowner can face.

Underground leaks are sneaky. You can't see them, but they're costing you money every single day they go undetected. Here's what to look for and how professionals find them.
Wet spots or unusually green patches in your yard — especially when it hasn't rained — are one of the first signs. Water has to go somewhere, and it often surfaces in the softest part of your yard above the leak.
Your water meter is running when nothing is on. Turn off every faucet, appliance, and irrigation line in your home. Then check your meter. If the dial is still moving, water is leaving your system somewhere it shouldn't be.
Auditory detection is exactly what it sounds like. Professionals use listening devices that can pick up the sound of water moving through soil underground — even through concrete slabs. It's one of the most accurate non-invasive methods available.
Pressure testing isolates sections of your plumbing to identify exactly where the pressure is dropping. This narrows down the location of the leak without unnecessary digging.
Dye testing is used in specific situations — particularly around fixtures, toilets, and connections — to trace where water is traveling once it leaves the pipe.

Your water heater will tell you it's dying before it actually goes. Here's what to listen for. 🚿
Most homeowners don't realize their water heater is failing until they're standing in a cold shower or mopping up a flooded utility room. But the warning signs are usually there weeks — sometimes months — before the full failure.
Sudden cold water is the most obvious one. If you're running out of hot water faster than you used to, or the water never gets as hot as it should, the heating element or burner is likely on its way out.
Pressure drops that seem to come and go — especially at the hot water tap — can point to sediment buildup inside the tank. Over time, mineral deposits settle at the bottom and reduce both efficiency and output.
Leaks around the base of the water heater are never a good sign. A small puddle or moisture around the unit usually means the tank itself is corroding from the inside. At that point, a repair is rarely the right call — replacement is.
Discoloration in your hot water — a rusty or brownish tint — means the inside of the tank is rusting. If it's only in the hot water and not the cold, the water heater is the source.

Real talk: most homeowners do NOT need to repipe their house. Here's how to actually know.
If you just bought a home and a plumber is already telling you that you need a full repipe — get a second opinion. A new homeowner with no history of recurring leaks almost never needs a full repipe. That's an expensive job and it should not be the first recommendation out of the gate.
Here's when repiping actually makes sense:
You've had your 4th, 5th, 6th pinhole leak. At that point the pipe material itself is failing — usually older copper or galvanized steel — and patching it one more time is just delaying the inevitable. A full repipe becomes the smarter financial decision because you're no longer paying for repeated service calls on a system that's slowly giving out.
