A reminder that not every opinion deserves equal weight.

This week, a homeowner called me after a roofing contractor told her that her entire roof was failing and needed to be replaced.

The roof was only three years old.

Before making a $41,000 decision, she asked for a second opinion. I connected her with a trusted roofer who inspected the roof thoroughly.

The result?

The roof was in excellent condition. In fact, it was a premium architectural shingle with plenty of life remaining. The only issue identified was one minor repair that could be addressed for approximately $200, if she chose to do it.

A few lessons from this experience:

• Always get a second opinion on major home expenses.
• Not every contractor has the same level of expertise, ethics, or incentives.
• A sense of urgency doesn’t automatically mean there’s an emergency.
• Trusted professionals can save you thousands of dollars.
• The most expensive mistake is often making a decision without enough information.

Had she taken the first recommendation at face value, she could have spent $41,000 unnecessarily.

Whether you’re preparing to sell, recently purchased a home, or simply maintaining one, having a network of trusted professionals matters. Sometimes the best money you’ll ever spend is the cost of a second opinion.

In this case, that second opinion saved a homeowner nearly $40,800.

Property tax assessment notices are starting to arrive across Georgia. DeKalb and Gwinnett assessments are already out, and most other counties must mail notices by July 1.

If you purchased your home this year, there’s a good chance the notice was mailed to the previous owner. Don’t assume you won’t receive one—check your county Tax Assessor’s website to verify your current assessed value.

If you disagree with the value, you generally have 45 days from the date on the notice to file an appeal.

One important change to be aware of: Georgia’s property tax laws have evolved with HB 581, and the appeal process can have different implications than in prior years. Before spending money on a tax appeal company, make sure you understand the likelihood of success and how the outcome could affect your property’s future assessments.

Not sure what is actually worth doing before you list in Brookhaven?

In this case study, the biggest shifts in how buyers read the home came from paint, lighting and hardware, and tighter styling. The expensive project I would skip is in the last slide.

This is the same prep lens I use when I walk sellers through homes across Brookhaven and North Atlanta.

Even though you may be hearing talk about prices crashing online, it’s not true nationally. While some areas are seeing slight declines, prices are still going up in 71% of markets. That means the majority are seeing prices rise, not fall. So, don’t believe everything you hear online. If you want the truth, lean on the pros.
