At the auction, buyers can bid on the property. The lender bank or the highest cash bidder becomes the new owner. If bidders offer above the minimum acceptable to the lender bank and pays cash - they become the new owner - otherwise it becomes bank owned.

Q: Will foreclosure ruin my credit forever?
A: It will impact your credit โ but not forever.
Foreclosure stays on your credit report for 7 years, and the impact on your credit score will be to lower your score by approximately 100 to 160 points although will lesson over time.
Buying a home again is possible after a waiting period. For FHA loans its 3 years and for a conventional loan its 2 to 7 years.

Foreclosure Doesnโt Happen Overnight โ But It Moves Faster Than You May Think!
Many homeowners only start to understand the foreclosure process when it's already too late. But if you know what to expect early on, you can take action before you lose control.
Hereโs a simplified breakdown of what really happens:
๐น Step 1: Missed Payments (30โ90 Days)
You miss a few mortgage payments. Your lender will usually start contacting you โ by phone, mail, or both.
๐ What you can do now: Call your lender or reach out to us. You may qualify for forbearance, repayment plans, or a loan modification.
๐น Step 2: Notice of Default (30-60 days)
This officially starts the foreclosure process and typically lasts for 30 days.

๐น Step 3: Notice of Intent to Foreclose (30 days)
