MOLD is not the FIRST problem.
MOISTURE is.
And that distinction matters.
Because by the time mold shows up, the real problem may have already been happening for weeks or months.
A slow leak.
A damp crawlspace.
Poor ventilation.
High humidity.
Bad drainage.
Those are the warning signs homeowners need to pay attention to.
I’ve dealt with mold in more than one real estate transaction this week, and the lesson is simple:
Don’t wait for mold to tell you there’s a moisture problem.
Fix the leak.
Control the humidity.
Vent the bathroom.
Check the crawlspace.
Keep water moving away from the house.
The goal isn’t to make your home perfect.
The goal is to make it a place where mold has a hard time growing.
Because moisture is easier to manage before it becomes remediation, negotiations, delays, and thousands of dollars.
Last week, I showed a home that had me asking one question:
Why has this house been sitting for over 100 days?
Great area.
Great price.
Plenty of improvements.
On paper, it should have moved.
But the moment you walked in, something felt off.
The flooring looked tired, and the kitchen still had its original countertops. Nothing was necessarily “wrong” with the house, but those two things made the entire home feel more dated than it really was.
One week later, I went back.
The sellers had replaced the flooring and added granite countertops.
What a difference.
Same house.
Same location.
Same floor plan.
But it felt completely different.
That’s the thing about selling a home: buyers don’t experience your house as a checklist of upgrades. They experience the overall feeling of it.
Sometimes the market isn’t rejecting the house.
Sometimes the house just isn’t making the right first impression.
And often, a few strategic changes can completely change the way buyers see it.

List price is often a strategy.
A seller may price low to create urgency and multiple offers. They may price high to test the market. Or they may simply be working from an unrealistic expectation.
That is why the question should not be:
“Is this house worth the asking price?”
The better question is:
“What does the market data say this home is worth, and what is the right offer strategy for us?”
A good buyer’s agent should help you separate the asking price from the actual value so you can make a strong offer without blindly overpaying.
The seller chooses the list price.
The market determines the value.

5 things to know before moving to Duluth 👇
1. City limits matter.
A Duluth mailing address doesn't necessarily mean you live in the City of Duluth. Large parts of 30096 and 30097 are unincorporated Gwinnett. Different taxes, different services, same envelope.
2. The ZIP code can fool you.
30097 crosses a county line. Part Gwinnett, part Fulton — two completely different school systems under one ZIP code. Verify before you fall in love with the house.
3. The food scene is a serious perk.
Pleasant Hill Road is one of the best Korean food corridors in the Southeast. H Mart, Korean barbecue, bakeries, cafés — people move here for the location and quickly develop very expensive takeout habits.
4. Not all Duluth feels like the same Duluth.
Near Downtown Duluth, you’re buying walkability, restaurants, events, and an established neighborhood feel. Head toward Sugarloaf/30097, and you’ll find larger subdivisions, newer homes, and easier access toward Johns Creek and North Fulton. Same city name. Completely different lifestyle.
5. “Walkable Duluth” is very location-specific.
Downtown Duluth is genuinely walkable — Town Green, Parsons Alley, restaurants and events. Most of Duluth is not. Know which version you're buying.

Nobody has ever regretted an inspection they paid for.
Plenty of people regret the one they skipped to save a few hundred dollars during a stressful two weeks.
Well and septic. Sewer scope. Independent engineer. Current survey. Radon test.
That's the list. It doesn't change much between Johns Creek and Milton — what changes is which one bites you.

The 20% down payment rule has kept too many buyers on the sidelines.
And for some people, unnecessarily.
A lot of buyers assume they need a huge amount saved before they can even start the conversation. But depending on your loan program, credit, income, and full financial picture, there may be options that require much less.
That does not mean you should rush into buying.
It means you should know the facts before you count yourself out.
Before you decide Johns Creek is out of reach, have the right conversation first.

Save this if you’re buying in the next 12 months.
The buyers who feel the most prepared are usually the ones who start before they are “ready.”
Before we tour a single home, this is what I walk every buyer through:
• Get pre-approved, not just pre-qualified
• Pull your credit report and clean it up now
• Know your must-haves versus your nice-to-haves
• Understand what homes are actually closing at, not just what they’re listing for
• Line up your full team early: agent, lender, inspector, and attorney
Because buying well does not start when you walk through the front door.
It starts with knowing your numbers, your options, and your strategy before the search begins.

Everyone asks "how are the schools in North Atlanta." Almost nobody is actually asking what they mean.
They mean: will my kid be okay if we move mid-year. Is the highly-rated school actually the right fit. Does this street feed into the school three doors down, or a different one entirely, once you cross from Alpharetta into Milton or Johns Creek.
That's the version of the school conversation I actually have with relocating families — not rankings, not brochure language, and not just one city.
