Thank you for viewing our posts. Now that we are coming into the summer season the rental market will be picking up for both Landlords and Tenants. Always keep in mind that inventory changes quickly and the summer months are one of the highest turnover periods of the year. This is also one of the times of the year that inventories are at its highest so there will be more choices, but note not to wait too long when viewing property as all property moves quickly and you can easily miss out on the perfect property if waiting too long. Best of luck with your searches and securing rental accommodations here in the Atlanta area.

Tenant Relations

Being a tenant can be a fulfilling experience and starts right from the beginning at time of move-in. When possible always meet with your Landlord/Property Manager so as to be able to get to know what everyone expects of one another as well as to ask any questions right up front so that things do not get neglected or overlooked down the road.

Always make sure to conduct a move-in inspection form so as to identify any imperfections, damages, etc., so that upon move-out these items cannot be held against you.

Always communicate with your Landlord/Property Manager whenever a maintenance situation arises. These type situations can lead to issues down the road if not addressed when they 1st arise. Being pro-active is always the way to go when being a renter.

Always keep your relationship with the Landlord/Property Manager friendly and professional. Do not look as them as personal friends. This is a business relationship and works best when kept as such.

Today's rental market and securing the best product.

If you are a tenant and looking to secure new rental housing here in the Atlanta market, be prepared to do some in-depth searching.

The current market is somewhat tight with rental inventory and is lighter than normal and could stay this way for the another month or two.

When searching for new rental accommodations always use trusted rental sites, such as atlantarentalservices.com, Zillow.com, Apartments.com, rentals.com etc.

Each services may have different options available and the options can change daily/weekly etc., so always check back during your search for the best choices to meet your needs.

Welcome to our page. We here at Atlanta Rental Services are looking forward to another busy year in the Rental housing market here in Metro Atlanta. For those of you whom are Landlords and or Investors you can plan for a stable year to come with some minor slow periods, but overall come spring you will see an increase and things will pick back up for the rest of the year.

For those of you whom are tenants, be prepared to have to be a little more flexible as to your choices, as rental inventory is currently light and will increase slightly starting in the early spring and will pick up even more in the late spring and early summer months and should be much better for renters options. Note the more flexible to areas you can be the more options you will have. This can also help find better rates as well.

Stay on our site for regular updates to our posts as the housing market is continuously changing and we will keep you up to date with any minor or major changes in the year to come.

Full Service or Select Services (Continues from 12/26)
If you want to be totally hands-off and have no interaction with your tenants, then this may lead you to need a full-service property management company, where everything is done for you for a regular monthly and annual fee structure. In these circumstances, you leave all decisions up to the management company on your behalf, and they, in turn, send you rental payments and service fees monthly, bi-monthly, or quarterly, along with subtracting any misc expenses for repairs or services rendered on your behalf. Again, these types of services are what may be most viable for anyone wanting a totally off-hand approach to being a Landlord/Investor.

Are you the type of Landlord/Investor more involved and or more interested in their investment property’s profit and loss margins? For these types of Landlords/Investors, you may still want property management services but one that can cater to your specific needs and wants and, at the same time, reduce your overall monthly/annual expenses and increase your overall profit margins, etc. and still provide you with the end results you want but at a much-reduced cost over the long term.

Again, when selecting whichever type of services you feel works best for your needs, always ask as many questions as possible to make sure the services you are receiving are the services you want or need for your overall objectives, both long and short term.

Each Landlord/Investor will have different needs so make sure to find the most viable option that best fits your needs when selecting a property management services as they will vary considerable.

Choosing Property Management: A Guide for New Landlords
Selecting Property Management can be a very involved process and may vary immensely depending on ones needs and objectives. When selecting property management, here are a few things to consider, along with a few observations and recommendations that may help in the process.

First, are you a first-time Landlord/Investor? If so, this process can be somewhat overwhelming as there are many variations on property management and the services that are being offered by these companies.

As a first-time Landlord, you will need to consider what your long and short-term objectives are going to be. Are you looking to use this property for long-term income or to pay off the mortgage and then sell? Are you looking to add additional property to your inventory down the road? Are you only looking to rent because you do not want to sell. Are you the type of Landlord who wants a total hands-off approach or a Landlord who wants to be active and somewhat involved?

Each situation noted above can lead to needing different types of services and receiving a different set of benefits.
