Throwback Thursday

… a memory from Gina … In 2002, Tonya Creekmore invited me to a Gala/silent auction so I could meet Jenn with BouncePath whom she had met when she left CNM Associates (where she & I worked) to go to North American Properties.

I liked her. I joined CREW. Jenn & I hit it off. We signed-up for Leadership CREW (2004) together. She encouraged me to leave Ronus Properties and go out on my own. (I wanted to work on development projects.) I launched insideOUT marketing in July 2004, and our firms started to work together. We officially merged in 2006 to create a bigger, stronger BouncePath.

During the Leadership CREW's year-long program, Jenn and I spent time together and learned that our thinking and approach to marketing aligned. We supported one another during that journey — and the 22-year one that has continued ever since. Our dedication to CREW Atlanta continues as we still serve on committees and support CREW’s initiatives.

According to Ryan Sciullo of CBRE, investors are showing increased interest in unanchored retail centers, including properties that benefit from a nearby “shadow anchor.” That could be a grocery store or destination retailer that isn’t part of the shopping center itself but still helps generate traffic.

For these centers, visibility and accessibility are critical, but so is the tenant mix. Essential services, restaurants, medical providers and other everyday needs can create consistent reasons for consumers to visit. Smaller spaces can also offer greater flexibility when it comes to replacing tenants and growing rents.

The takeaway: A shopping center doesn’t always need to own the biggest traffic driver in the area. Sometimes, being positioned next to it can be just as valuable.

It's time for another Pet of the Month - meet Patrick's Siberian Husky, Indigo!

Named for his deep blue eyes, he’s the perfect companion for all kinds of adventures, from dressing up in coordinating Halloween costumes with his people to outdoor fun like paddle boarding and playing in the snow. He's also a great snuggler! When he’s not busy exploring, you can find him enjoying a cuddle or two from his favorite humans and dog friends.

Patrick says Indigo is never at a loss for words. He has a lot to say and isn’t shy about letting you know exactly what he wants!

What a delight to capture the advice of such an incredible woman like Hala Moddelmog, President & CEO, The Woodruff Arts Center. Beyond her impressive resume, her wisdom and insight delighted us all at CREW Atlanta's latest program "The Art of Leadership".

A few key takeaways --
1. Life can change in an instant. Tomorrow is not guaranteed to no one. Be intentional about how to spend every day.
2. Life rarely turns out as planned. Do excellent work and grab opportunity -- even the unexpected.
3. Don’t spend energy wishing something was different. Dive into excellency, relationships and resilience.
4. Leadership is an honor. But it’s not everything. Life is measured by the lives we make better.

Multifamily fundamentals are showing signs of momentum. According to Cushman & Wakefield ’s Q2 2026 U.S. Multifamily MarketBeat, apartment demand outpaced new supply over the past year for the first time since early 2022, with vacancy declining below 9% as construction activity continues to slow.

For developers and owners, this shift highlights the importance of creating communities that meet evolving resident needs. Bluecrest Capital Advisors is launching a value-add strategy at Cypress Point Business Park, a 226,500-sq. ft. industrial flex property in Jacksonville, Fla. recently acquired for $28 million. The Nashville-based investment firm plans to transform 85,000 sq. ft. of vacant space into small-bay light industrial infill space while also subdividing larger suites to create more flexible leasing opportunities.

Within three years, Bluecrest expects approximately 76% of the property’s gross leasable area to be converted to small-bay light industrial space, with the remaining space to follow thereafter.

It’s a significant repositioning for a well-located Jacksonville property and another example of Bluecrest’s strategic approach to creating value through thoughtful investment and redevelopment.
