This builder tried to hit my clients with a $5,000 penalty.
But my clients never even knew about it.
They actually found me the same way many of my clients do⦠right here on Instagram.
Both of them are business owners, which can make the mortgage process a little more complex. When youāre self-employed, lenders look closely at taxes, credit, and income, and sometimes it takes extra work to get everything lined up.
We worked closely with the lender to make sure they had everything needed for approval.
Then we hit a hurdle.
Because their 2025 tax returns were required for final loan approval, the process took a little longer than expected and we couldnāt meet the builderās original closing date.
The builder wanted to charge $350 per day to extend the closing.
The delay ended up being 15 days, which would have been over $5,000 in penalties.
Instead of bringing more stress to my clients, I handled it behind the scenes. After a lot of back and forth with the builder, negotiating and advocating on their behalf, I was able to get the per diem fee reduced all the way down to $0.
My clients didnāt even know this was happening until closing day when I showed them the emails.
Buying a home can already be stressful. My goal is always to remove as much of that stress as possible and protect my clients every step of the way.
This is what a great realtor does.
Someone who advocates for you, solves problems, and fights for you when it matters most.

Last summer, we sat down for coffee.

šØš“ Colombia in the house!
This closing was extra special.
We toured homes over two days, saw multiple options, and when we found the one, we moved fast and made it happen. Not only did we secure their dream home, I negotiated extra closing costs and appliances to sweeten the deal.
