Home appraisal reports are changing on November 2, 2026—but that does not mean appraisers are getting a new formula for determining your home’s value.

For most conventional loans backed by Fannie Mae or Freddie Mac, appraisers will begin using a new, more detailed reporting format known as UAD 3.6. Property condition, renovations, additions and special features will be documented more precisely.

If you’re planning to sell, now is a good time to gather your renovation dates, permits, receipts, warranties and information about major improvements. Good documentation can help the appraiser accurately understand your home—but remember, the amount you spent on an improvement does not necessarily equal the amount it adds to the home’s market value.

I ended August and began September with closings involving first-time homebuyers. The wife in the picture on the left is a teacher and the husband in the picture on the right is a teacher. Each of the couples benefited from the Teacher Next Door Program which provides home-buyung grants to anyone who works in an educational setting regardless of their role. What differentiates the Teacher Next Door program from similar programs is that these grants NEVER have to be repaid. The program also offers downpayment assistance.

Homeowners. . .let's talk about the importance of curb appeal. When I pull up to a home that looks like this, I'm always concerned about what it will look like inside because the outside looks so bad. You only have one chance to make a good impression with prospective buyers and when your home's exterior looks like this, you've already lost a certain segment of them.

So, before you place your home on the market, maximize curb appeal by trimming shrubs, clearing weeds and vines, and removing debris and dead leaves. Consider adding some colorful flowers in the flowerbeds and in pots around the front porch. And, by all means, have the gutters cleaned and any pine needles blown from the roof.

Congrats to my lovely client! She came to me as a referral from her mom, whom I helped sell and buy a home about 5 or six years ago, and today she closed on her very first home. ❤️🏡😁 As a government employees, she was able to obtain a grant which was applied toward her closing costs and which never had to be repaid.

I-285 on the west side will be fully closed in both directions between MLK Jr. Drive and Cascade Road from 7 p.m. on Friday, May 8, through 5 a.m. on Monday, May 11, 2026, for emergency construction.

Drivers should expect severe, region-wide delays and intense gridlock during this weekend-long closure. Details of the Closure & Detours:Timeframe: Friday evening (7 p.m.) to Monday morning (5 a.m.).Location: I-285 Northbound and Southbound between exit 5 (Cascade Road) and exit 9 (MLK Jr. Drive).Detour - Southbound: Traffic will be diverted to I-20 and then toward the I-75/I-85 interchange.Detour - Northbound: Traffic will be diverted to Langford Parkway.

Reason: Essential concrete pavement reconstruction work.

It is highly recommended to avoid the area, use the 511GA app for updates, and seek alternative routes.
