A repeat client always feels special! Sold James’ personal residence with private tennis courts in the backyard a few years ago. Only thing better than a good review is when a satisfied client returns to sell a family member’s home!

Tons of showings and multiple offers but after calling buyer’s lenders to find out “they may not be solid”, I always try helping my sellers to know not to take the first offer you get just because the numbers make sense. Offers are NO good if they force you to take the house off the market to find out later, when the lender finally starts to dig into the buyer’s documents (or lack there of), there’s no way these people can buy a house. The highest offer is NOT always the best offer.

Join my wife’s webinar to learn about our owls in Georgia Thursday evening.

Chances are you’ve heard them hoot. Or been told they’re wise. Or caught wind that they can nearly spin their head completely. But how much do you really know about owls?

• What species of owls call the Peach State home, especially around Milton
• How they adapt to survive and thrive
• How you can make your property more amendable to owls

Anyone with an interest in owls and the outdoors can join in. (So it’s not just Milton residents.) Thank you Ashley and her team at The Rustic Lantern for sprucing up my closing gift for today’s closing. My seller Carolyn, has been collecting beautiful sea shells for years. When we first met, while she was showing that her collection, she mentioned how she really wanted a nice Nautilus shell.  Turned out to be much harder to find one than I ever expected. Apparently it’s been illegal to harvest them out of the ocean for many years. Most of the people who have them are out of the United States and do not ship here currently because of the tariffs. So of course I turned to Facebook to find a Facebook group of nothing but shell collectors and I put the word out, I was looking for one. Quickly found a collector within the United States who was willing to send me one on super short notice. It showed up two hours before my closing today. Her husband David, turns out is happy with a simple bottle of quality whisky. That was MUCH easier to find. lol
I had very little time to pack anything, so these nice ladies came through for me and made it look very pretty!

Support your local businesses owners when you can folks! They will go the extra mile for ya.

I recently got a very nice review from a past client, commending me for always “having a guy” to help clients. I was reminded today who one of my best “guys” is as we moved my seller out, so the house can be cleaned tomorrow and close it Thursday. Thomas is the owner of Atlantic Movers. I’ve lost track of how many past clients he’s moved. Most folks have called multiple movers when shopping and Thomas always seems to beat their prices. His guys are super careful yet quick at loading and unloading. The guy up on the truck is a master at playing real life Tetris. Whether going across town or across the country, call “my guy” Thomas at Atlantic Movers. He’ll be glad to be your guy too. He’s tagged above.

Exciting news. Zillow has now added the option to add video to a listing. The agent has to be paying for their listings to become "Showcase" listings which gives it an enhanced look with a "carousel" at the top and multiple other features. I've also added a 3D self-guided tour to my listings. But very excited they now allow video in an obvious way! Check out how it looks on my current listing.

More data on the metro Atlanta market from our in-house economist at FMLS (Leslie Appleton-Young). Seems like the market is almost what it was prior to COVID. Prices have leveled out and started back down a tad. Inventory shortage has gotten much better. More “normal” days on market. Rates seem generally stable for a while.
