Early results for the real estate activity in my study area around Chastain Park. Active inventory was at an all time low coming into 2026 so the fact that it has doubled in two months is more of a re-leveling than a problem. But… if this trend continues, things will get interesting!

During the month:

• 4 listings came back on

Chastain Park often feels insulated — and in many ways it is.
But it is not immune to interest rates and consumer confidence.
When you look at closed sales over time and overlay mortgage rates, the impact is hard to deny. As rates rose, buyer demand pulled back — even in our neighborhood.
Homes still sold, but only when pricing respected that reality.
Ignoring interest rates when setting a price isn’t optimism.
