OR
✅ Recently have been sold.
What you are looking for is:
✔️ Similar square footage
✔️ Same number of beds
✔️ Same number of bathrooms
✔️ And similar year built
The comps with the higher price per square foot
🟰the maximum level of renovations you should take on for your flip.
Anything above and beyond that is likely beyond what that particular neighborhood may support

The Atlanta Fix N Flip Market Brief for July 2022
👉July residential sales were at 5,815, a decrease of 25.7% from the previous year.
👉The median sales price in July was $420,000, an increase of 15.1% from last July.
👉The average sales price was $498,500, up 13.9% from the previous year.
👉Atlanta area housing inventory totaled 12,112 units in July, an increase of 34.6% from July 2021.
👉New listings totaled 8,695, down 6.3% from July 2021 and down 14.0% from the previous month.
👉The month’s supply over a 12-month period increased to 1.9 months.
Note: This information came from Atlanta Realtors Association which was compiled by First Multiple Listing Service (FMLS). The brief covers residential properties in metro atlanta in the following 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.
