Goal Update Wholesale Fees.
Finding off market properties allows you a lot more flexibility for exit strategies and ways to purchase properties.
Owner financing, assigning to other investors, partnering with the owner to flip their property with a subject to..
We are super excited about what this deal crossing the closing table is going to do for our business.
We are bringing on some help, doubling down on marketing and met a partner that has been extremely resourceful in the short few weeks of meeting him.
We already have a few more exciting opportunities in the pipeline.

It’s done. Like officially, officially done, done.
Nick and I have blood sweat and tears running through this house.
As our first, it was longer, harder and cost way more money than we expected.
I would say that, it’s all been worth it so far.
The headaches are done.
No more worrying around unreliable subcontractors.
No more worrying about skyrocketing material prices.
No more getting beat around by the city.
No more scheduling nightmares.
A bit more of financial uncertainty until we close… but at least there’s light at the end of the tunnel.
Now we are at the whim of the market… Let’s get this one sold and on to the next one or two 🤞
I want to thank my brother and his construction company for doing such an amazing job.
My sister for the design. I would have kept everything the same without her.

Braeburn Flip Update and a bit of advice pulling permits in Atlanta:
We are about 8 weeks since closing on our first property to flip.
We should be about 4 weeks out from finishing and putting it back on the market.
But we are not. To be honest, we have not even started yet. Why, you ask?
Inexperience with permits.

#1 to Dekalb: REJECTION
They told us the property is now under the city’s responsibility.
#2 to Atlanta: REJECTION
Due to improper naming conventions.
#3 to Atlanta: REJECTION
Drawings were not to scale.
#4 to Atlanta: ACCEPTED!!! (for review)
Furthest we’ve been so far! On to the next boss.

So fourth time might be the charm!
This was our first time ever applying for a permit as well as my brother’s (our G.C.) first time to the City of Atlanta.
Lesson to learn from 3 (possibly 4 rejections) and 8 weeks of time wasted… Pay for someone else’s experience.
What will we do differently next time? Pay for a Permit Expeditor.

Closed on first property to flip! Super pumped! @ Flip Flops Atlanta
This morning, we closed on our first property to flip! 🏚 ➡️đźŹ
We “officially” started our business on March 1st of this year. As you imagine, a lot happened during our first few months.
COVID.
My business partner lost his job.
I lost mine.
And a laundry list of other things.
After months of failing to find a new job, we decided to pivot our business strategy and jumpstart our venture. From our original plan to slowly acquire rental properties, we are now flipping and wholesaling.
It’s been scary committing full-time to this the past couple months but, now, we have closed on a property.
It is real scary now haha
But we have a strong team. As my brother as our GC and our agent is an amazing mentor who has guided us over the past 8 months. We’re both extremely confident in this project.
So, we are waiting for the county to approve our permit, we will plan the course of action to remodel then get this thing back on the market ASAP.
Stay tuned as we figure out exactly what we are going to do and put it into action!
We have finally gotten a deal sourced from outbound and marketing under contract.
Now the real work starts!
It’s a huge win for us from a mentality standpoint. We’ve been going hard for a couple months now so finally having something, that can help us out tremendously, feels amazing.
We are going to stop by the property tomorrow to do some due diligence and take pictures. Then we will be marketing to find another buyer.
