You’ve finally found the home you love, after suffering through endless tours, open hours and rejected offers, only to flip a switch and receive an unpleasant shock at what you see. Roof leaks, crawling with pests…other unforeseen issues. Now what?
Buyers and sellers have several options for how to proceed once a home inspection comes back with significant red flags. One option is the seller has to make repairs.
Some issues just can’t be overlooked, such as inoperable bathrooms or unsafe floors. In this case, the buyer can request that repairs are made before the sale is completed. If there are serious problems found during the inspection, then that can have an impact on a bank’s willingness to issue a mortgage. A homebuyer might also be denied insurance if a plan isn’t in place to deal with major repairs.

MYTH: A House Needs to Breathe
One of the most long-lived myths of homeownership is that you shouldn’t interfere with drafts or air pe*******on because houses need to “breathe.” This is far from the truth, a house doesn’t need to breathe. But it does need to dry out, vent any combustion fumes, and provide the people who live in it with fresh, circulating air.
Usually referred to as “tight” houses, construction that limits air infiltration is perfectly acceptable with modern building science by pulling in and circulating air in a strategic fashion. But don’t let a desire for a breathable home prevent you from basic maintenance like sealing up drafts around windows and doors.
A little bit of common sense and simple research will help make sure that you’re not creating a staid air pocket that might encourage moisture retention. Of course, if your home already struggles with mold or mildew, it’s important to get started remedying the issue ASAP!

Happy February!! Try some of these home maintenance and safety tips to start this month off on a good foot!
1. Deep clean your garbage disposal. This task that takes less than 10mins or so, is often overlooked, but it's an essential home maintenance task.
2. Touch up interior walls and doors. Keep your home in tip top shape and remove those scuff marks and touch up the paint.
3. Have your HVAC unit serviced. You should have your HVAC unit serviced at least once a year. Regular maintenance helps in reducing utility bills and can extend the life of your HVAC system.
