Does your water heater have a drain pan to catch water in case it leaks? Drain pans are recommended when the water heater is installed in an area where leaks could cause damage to interior walls and/or floors. The installation of a drain pan that's properly plumbed to the exterior is highly recommended for peace of mind.

Excessive water pressure may cause your distribution pipes to leak. A properly functioning pressure regulator will only allow 75 psi, so any pressure reading above that means you’re either missing a regulator, or it’s no longer functioning properly. 60-70 psi will typically provide plenty of pressure throughout the home and won’t stress your water pipes, assuming your pipes are properly sized and not seized. I recommend checking your water pressure and making any necessary adjustments to help prevent leaks. A licensed plumber can certainly help, if needed.

For many years shingles were installed with roughly 1-1/2 inches hanging over the gutters to help keep water away from the roof's sheathing (decking), fascia, and soffit. Over the years it was realized this often wasn’t sufficient. Around 2012 drip edge flashing became the standard to protect these areas from water damage. (There are several videos online demonstrating how water laps under the shingles). This photo shows my screwdriver penetrating the sheathing after being damaged by rainwater, evidence of how important proper edge flashing can be to protect your investment.

If your home has older galvanized drain pipes, you may want to take a look at them to see if rust / corrosion has developed. As we all know, everything ages and eventually needs to be replaced. Please don't wait until it begins leaking and creates more of an issue🙂

Those pesky floor joists can get in the way sometimes when running the plumbing pipes!! Problem is, cuts this severe jeopardize the floor's integrity and will need to be properly repaired. Call Eagle Vision Home Inspection at 423-453-7518 for your thorough home inspection 🙂

This is a great example of what happens to wood siding when it doesn't have proper clearance from the roof and when kickout flashing is missing where a gutter abuts a sidewall. A thorough home inspector will list both as discrepancies every time 🙂

Do you have a low spot or sloped area in your home’s floor? You may have a cracked beam or girder, which are the main structural members of your floor. Fortunately, these can usually be jacked back into place and properly supported, so I recommend an evaluation by a licensed contractor. Having this corrected early may prevent more costly repairs in the future. Hope this helps 🙂
