$420k vs. $460k plus $7,500
Same neighborhood, both end unit townhomes, under contract within 2 weeks of each other, my listing was 100 sq ft more, but the other one had a nicer kitchen, we needed new appliances, but our master bath was nicer and we had hardwoods upstairs. We also had a solar contract that needed to be taken over, which is a pro or con, depending on the buyer.
We got $40,000 more in sales price and the BUYER paid $7,500 of the seller’s closing costs. That’s a net of $47,500 more than a similar home! I met the appraiser, brought comps, and a list of all the upgrades. Going the extra mile for your client matters and nets you more money!
