Here’s the truth: a lot of buyers and sellers come in with outdated and misleading information. We could blame it on tiktok, instagram reels, or maybe someone who purchased a house in 2008. But that’s not today’s market. And comparing your situation to the past isn’t fair to you.

For sellers: putting $40K into repairs doesn’t automatically add $40K to your value. Overprice with nothing to support that number, and you’ll sit on the market while buyers scroll right past.

Why the Alaska summer market is moving so fast 🔥

If you’re shopping right now, you’ve noticed it—homes are selling before they even hit the market. Coming soon status, bidding wars, multiple offers. The complete opposite of six months ago.

Here’s why: nobody wants to move with snow on the ground. So when summer hits, everyone moves at once—military families PCSing in and out of Alaska, teachers freed up by summer break, and buyers flooding open houses on every nice day. We started seeing the signs back in April. Now June’s in full swing, exactly like we predicted.

If you’re in the $350K–$450K range, that’s the bottleneck—where most buyers land, and where homes go fastest.

The takeaway: time IN the market beats timing the market. Waiting on the perfect interest rate or the perfect season usually costs you more than it saves. If the numbers make sense and you’re ready, be aggressive and cut through the noise.
