A water softener is one of the few upgrades that works quietly in the background each day while helping protect nearly every water-using component in the home.

A properly sized water softener helps protect the home’s water distribution system by removing excess hardness minerals before they have an opportunity to accumulate inside pipes and water-using appliances.

Softened water allows soaps and detergents to work more effectively, resulting in cleaner skin and brighter laundry, cleaner dishes, tubs, sinks, etc. Even your water heater benefits from softened water, as scale buildup inside often acts as an insulating barrier between the burner and the water being heated.

Irrigation systems and Backflow Prevention✨

A properly functioning backflow prevention device is one of the most important safety components on an irrigation system. Its job is to prevent water from the sprinkler system from flowing backward into the home’s potable water supply.

Without a working backflow assembly, contaminants from irrigation lines, standing water, fertilizers and soil can potentially be drawn back into the drinking water system during changes in water pressure.

During this inspection, we found that the existing backflow assembly had been experiencing ongoing leaks. In addition to the failing device itself, the installation location contributed to the problem. The assembly was positioned too low, allowing water to collect around the unit and creating conditions that can accelerate wear/lead to reoccurring leakage issues.

To correct the problem, we installed a new code-compliant backflow prevention device, and relocated the installation to a higher elevation, which helps keep the assembly properly protected from standing water and reduces the likelihood of future leakage caused by its previous placement.

A backflow preventer may not be the most visible part of your plumbing system, but it plays a critical role in protecting the quality and safety of the water your family uses every day💧

Crawlspaces and Drain Line Corrosion

After accessing the crawlspace and performing a thorough inspection beneath the home, we evaluated the condition of the kitchen and laundry drain line. The piping was found to be original cast iron that has reached the end of its service life. While cast iron was once the industry standard for drain systems due to its durability, decades of constant exposure to wastewater eventually take their toll from the inside out.

We discovered significant deterioration along the bottom portion of the pipe. The invert, or lowest section where water and waste continuously flow, had experienced extensive corrosion and material loss. Large amounts of buildup had accumulated inside the line over time, restricting proper flow and trapping moisture against the pipe walls. This accelerated the deterioration process and contributed to the formation of cracks along the underside of the drain line.

The condition of the pipe has progressed to a point where the bottom section is beginning to fail and is on the verge of collapsing. Once a drain line reaches this stage, it can no longer be relied upon to safely carry wastewater away from the home. Continued use can lead to leaks beneath the structure, foul odors, recurring backups, moisture intrusion and potential damage within the crawlspace environment.

Cast iron drain lines often give very little warning before failure. Regular inspections can help uncover these issues before they become costly emergencies…

Nobody talks about the drip pan. Until there's a flood. 💧

Here's the problem with most drip pans...they're thin metal, they rust out, and when you actually need them, they fail.

We use the Visco Dry Lift. It's heavy-duty plastic, won't rot, lifts the heater up off the ground, and diverts water away before it causes damage.

Hidden plumbing leaks rarely start with a dramatic burst. Most of the time it begins deep inside the old galvanized piping where years of corrosion slowly eat away at the walls of the pipe from the inside out. What looks solid from the outside can be paper thin underneath layers of rust and mineral buildup.

Thomas opened up this wall and found exactly that. The original galvanized line had completely corroded through and was leaking under pressure. Using a reciprocating saw, he carefully freehand cut out the damaged section, threaded in a brand new section of piping, and used the ProPress system to secure the new couple for a clean and reliable connection.

This is one of the biggest problems with aging galvanized plumbing systems. Corrosion restricts water flow, weakens the pipe itself, and eventually turns into active leaks that can damage your drywall, flooring, framing AND your insulation before you ever realize there’s a problem.

If your home still has older galvanized piping and you’ve noticed discolored water, fluctuating pressure or any mysterious damp spots, it may be time to have your system inspected before a small weak point turns into a much larger repair.
