Introducing the Brom Court Home Remodel! 🔑
Our clients loved the location of their downtown Newburyport home, but, as is the case with many historic homes in the area, the layout was not ideal for their young family's lifestyle. Steep staircases, a narrow entryway, wasted living room space, and a lack of closets were all working against an optimal living environment.
To maximize the house's functionality, we completely reimagined the layout by relocating and redesigning the staircases, creating a new entry space, and expanding the primary suite. The end result was a modern family home that worked with the way our clients live.

Honoring all the original details ✨
Another standout feature of the Gatekeeper's House is the crown molding. After over 100 years, it's unsurprising that the beautiful crown molding around the fascia had rotted. For this restoration, we used the historic profile of the original molding and had our millworker carve a replica in mahogany. We then integrated the downspout of the new gutters into the molding, an original detail that we replicated.

A Historic Community Restoration 🔨
BLB Design / Build is proud to have recently restored the exterior of Theater in the Open’s historic home, the Gatekeeper’s House at Maudslay State Park. Built in 1903 as part of the Moseley family estate, this house was not designed for its owners to live in, but rather for their employees. It stayed in the Moseley family for years, housing various staff, until it was eventually sold to the state for all to enjoy, and Theater in the Open moved in as part of the Arts in the Park initiative.
Because the people living here never owned it, the house was not always cared for as it should have been, and after over 100 years of significant wear and tear, it needed some extra help to get back to its original glory. From stucco repair and a new roof to crown molding replicas and new gutters, we completely restored this architectural gem so that it can be enjoyed for another 100 years.

We are thrilled to announce that we have received the 2026 Silver Award for Residential Kitchen Under $200,000 from PRO New England for the Federalist Remodel!
Our client's downtown Newburyport home was in the perfect location, but the interior was outdated and lacked functionality. To modernize the 1990s design, we gutted the kitchen and followed our client's vision. The new kitchen is the perfect marriage of beauty and function. As soon as you enter the room, you are greeted by the delicate yet elegant soapstone backsplash, a black Lacanche range, French Gray cabinets, and statement pendants. The room's centerpiece is the 48 sq. ft. island with a Mont Blanc quartzite countertop and white oak cabinets built to fit their entire family of five.
Installing fully custom cabinets was a must for our clients. We incorporated cabinet inserts for all aspects of life: a pull-out cleaning supply cabinet with built-in outlets, a two-tiered utensil drawer next to the range, a spice rack drawer, and an appliance garage. Other features like the pot filler, workstation sink, and recessed under-shelf lighting help make daily chores a breeze.

Storage, but make it chic 👌
While the Riverfront Retreat received quite the glow-up, it was still a basement, and having storage is key. We built out a large closet along the back wall of the gym, but to keep our clients' upgraded space looking clean and streamlined, we installed several hidden doors. These doors were cleverly concealed behind the modern wall paneling, making it appear as though it was simply a decorative wall. We love it when we can optimize a space without sacrificing its aesthetic.

Last Friday, we spent a special evening in Amesbury celebrating the 200th birthday of Mill 2, home to Amesbury Industrial Supply and the Amesbury Carriage Museum.
Back in 2020, just as COVID was beginning to impact everything around us, BLB Design / Build was entrusted with the buildout of the lower level of Mill 2 alongside Flatbread. It was a challenging project during an uncertain time, but one we're incredibly proud of. Every time we walk into that space, we're reminded of what can be accomplished through collaboration, craftsmanship, and perseverance.
A big thank you to Greg Jardis for his continued philanthropy and dedication to the City of Amesbury and its nonprofit organizations. His commitment to preserving the city's history while investing in its future is something worth celebrating.
Happy 200th Birthday, Mill 2! Here's to the next chapter of this remarkable landmark.

Happy Memorial Day! ☀️
Cheers to the unofficial start of summer. We can't wait for beach days, outdoor showers, and dining al fresco. With the siren call of the outdoors beckoning us all, having an organized entryway becomes even more important. Built-in shoe storage, hooks for bags & light jackets, and plenty of closet space close to your entrance make all the difference in keeping your home clean and clutter-free.

A basement kitchenette, but make it elevated 👌
The basement at the Riverfront Retreat was finished but outdated and lacking in any character. Our clients wanted to refresh the space and design the room to feel cohesive with the river landscape in their backyard.
Walking downstairs, your eye immediately goes to the new kitchenette. Custom cabinetry with plenty of storage, dark blue paint carried from the cabinets to a coffered ceiling, and a tile backsplash reminiscent of the surrounding natural world all work together to make the space a standout.
The biggest challenge in this basement remodel was how to address the crazy soffits in the space, which were required for the existing HVAC system. We did this by emphasizing the ceiling height where we had it with the feature color and low-profile trim accents. Carrying that same darker blue accent color onto the exterior wall drew the eye to the windows and the great view of the river.
