Some mortgage approvals are basically a pinky promise.
And unfortunately, buyers don’t usually find out until they’re already in love with a house.
Today one of our preferred lenders stopped by to share some of the biggest financing red flags they see. It was a great reminder that not all pre-approvals are created equal.
❌ Automated approval doesn’t always mean fully reviewed.
❌ A pre-approval letter doesn’t always mean you’re clear to close.
❌ The house you want doesn’t always match what the lender can ultimately approve.
That’s why we encourage buyers to work with a lender who digs into the details upfront.
A good lender helps you:
✔️ Know your true budget
✔️ Catch issues early
✔️ Avoid surprises after you’re under contract
✔️ Compete more confidently when you find the right home
We’re intentional about who we recommend. We align ourselves with local lenders who hustle just as hard as we do, communicate proactively, and help our clients avoid unnecessary stress.
The goal isn’t just getting pre-approved.
The goal is getting to the closing table.

Nobody tells you the “dream backyard” sometimes comes with weird consequences.
In our case? The pool basically eliminated the yard… which means our dog now has to go out front every 3-4 hours to go to the bathroom.
Rain. Texas heat. Freezing cold. Middle of the night. We’re out there no matter what.
But honestly? Still worth it.
This backyard has become our little oasis. Instead of big travel plans this year, we’ve spent more time enjoying home - pool days, quiet evenings outside, and creating a space we actually want to be in.
And while Papaya may disagree with our backyard priorities… this house has also built equity that helped us update the home through a HELOC and will eventually help fund future goals when we sell down the road.
That’s the part of homeownership people don’t talk about enough. Sometimes your house isn’t just where you live - it becomes a tool that helps create future opportunities.
Being right in the heart of McKinney also makes us excited to see what the next 10 years look like with all the development coming - the amphitheater, Kalahari Resorts & Conventions nearby, the future Katy Trail expansion, and everything still ahead for this area.
