June 2026 Market Report - Collin County TX" THE MARKET IN THE CITIES NORTH OF DALLAS IS SPLITTING IN TWO.

EXECUTIVE SUMMARY

If you have been watching the headlines on the North Dallas housing market and feeling like something does not quite add up, you are not wrong. The area-wide numbers say one thing. The city-by-city reality says something entirely different — and the gap between those two stories is the widest it has been in several years.

Here is what the May 2026 data actually shows for the cities north of Dallas:

• Area-wide median combined days on market: 32 days (down from 34 a year ago)
• Price per square foot: $201, down 2.2% year-over-year from $206 in May 2025
• For every 10 single-family homes that sold, nearly 4 more came off the market without closing
• Sellers across the region received 96.7% of their original asking price — but that average is doing a lot of heavy lifting

If you're looking for a realtor in the Plano/Allen area, do yourself a favor and call Phil Martin with Martin Home Team.

My family found ourselves in a difficult situation after the passing of a loved one. We needed to sell a home in the Plano/Allen area, but none of us lived nearby and could only make occasional trips into town. We spoke with several agents, but someone recommended Phil, and that recommendation turned out to be invaluable.

From our very first meeting, we were impressed by Phil's depth of knowledge. Not only about real estate, but also the local market and every step of the selling process. He took the time to explain everything clearly, answered our countless questions, and helped align family members.

Once we were ready to move forward, Phil immediately got to work. He presented options and opportunities much faster than any of us expected. I’ll be the first to admit that our family was not the easiest group to coordinate, but Phil showed incredible patience, professionalism, and understanding throughout the entire process.

Most importantly, he made it possible to handle nearly everything remotely. Whenever we encountered paperwork issues, document challenges, or unexpected obstacles, Phil stayed with us and guided us through each one. He never made us feel rushed or overwhelmed.

When we finally closed, there was a collective sigh of relief from everyone involved. Looking back, I honestly don't think we could have navigated the process without Phil.
