In a historic hotel, circulation is one of the most sensitive design challenges.
Multiple user flows — guests, staff, services — must coexist within a structure that was never designed for this level of complexity.
At Marmorosch, circulation was carefully negotiated rather than imposed.
Some routes were designed to intersect, others to remain completely separate, all while respecting the existing structure and spatial logic of the building.
Most of these decisions remain invisible to the guest.
But when circulation is resolved properly, the experience feels intuitive, calm, and effortless.

In a historic building, the parti is not imposed.
It is negotiated.
At Marmorosch, adjusting the parti was a gradual process, shaped through testing, iteration, and fine-tuning. We worked within the existing structure, dimensions, and proportions, seeking a balance between the hotel program’s requirements and the building’s spatial logic.
Circulation, functions, and spatial relationships were reconfigured until they began to work coherently, without forced moves or compromises that would affect the character of the original architecture.
A successful parti does not change the building.
It allows it to function better.

In a historic building, “reading” goes beyond documentation. It means understanding the real limits of intervention.
At Marmorosch, the process started with clear distinctions: what could not be touched - the structure, the proportions, the spatial relationships - and where negotiation was possible, functions, circulation, targeted adjustments.
This distinction informed every decision that followed. It allowed the new hotel program to fit within the building’s logic, without forcing the architecture or diluting its identity.
For us, reading the building became an act of design in itself.
Inside the Build is the series where we deconstruct CUMULUS projects, beyond the images.

Cities are changing. Fast.
The European Capitals Summit for Architecture, City Planning & Public Administration took place in Bucharest (March 25–26, BNR), bringing together architects, public leaders, and urban thinkers from across Europe.
This year’s conversations explored urban regeneration, heritage, technology, and how we keep cities human in the middle of it all.
Eliza Yokina joined the panel “How do we build in protected areas?” — a timely discussion about working within sensitive urban contexts, balancing preservation with the need for contemporary development.
Proud to see her contributing to this important conversation.
