🏗A renovation starts long before construction work begins.

For a large shopping centre, one of the first challenges is capturing reliable information about the existing conditions. The fewer unknowns at this stage, the smoother the design and coordination process can become.

We used NavVis VLX mobile scanning supported by drone surveying.

𝐓𝐡𝐞 𝐫𝐞𝐬𝐮𝐥𝐭? A more efficient survey workflow, fewer supplementary measurements and a stronger data foundation for the renovation process.

Last week, Szymon Bloch, CEO of Scan3D Group, together with Monika Filusch from Frescon, joined PropTech Connect Europe in London.

More than 6,000 real estate leaders, 2,500+ companies, 400+ speakers and 9 stages made one thing very clear:

𝗣𝗿𝗼𝗽𝗧𝗲𝗰𝗵 𝗶𝘀 𝗺𝗮𝘁𝘂𝗿𝗶𝗻𝗴.

The conversation is moving away from technology simply being “innovative”. Today, the questions are much more practical: How does technology improve asset performance? How does better data support investment and operational decisions? How can AI move from experimentation to measurable results?

This is also very close to what we see in our own projects.

3D scanning, BIM, digital twins or asset platforms are not the final goal. The real value starts when accurate information about a building becomes accessible, structured and useful for the people who manage, redesign and invest in it.

For us, PropTech Connect was much more than a technology conference. It was an opportunity to compare what we are building at Scan3D Group with the direction in which the international real estate market is moving. 🏙️

Existing drawings do not always represent an older building as it exists today. And for renovation or redevelopment, that difference matters. 🏛️

By combining 3D laser scanning with drone photogrammetry, we create an up-to-date geometric record of the building. That data becomes the basis for a Revit BIM model and accurate 2D documentation.

For designers and owners, this means fewer assumptions, easier planning and less risk of unexpected changes once work begins on site.

Better information at the start can save a great deal of work later in the project.

Working inside a confined space with a large radius and highly repetitive curved geometry provides very few clear reference features. Yet every scan still needs to become part of one consistent and controlled dataset.

That made scanner positioning, reference planning and the connection between consecutive measurements a key part of the engineering work. 🔍

The geometry was also captured at two different stages. 𝐁𝐨𝐭𝐡 𝐝𝐚𝐭𝐚𝐬𝐞𝐭𝐬 𝐡𝐚𝐝 𝐭𝐨 𝐛𝐞 𝐭𝐫𝐮𝐥𝐲 𝐜𝐨𝐦𝐩𝐚𝐫𝐚𝐛𝐥𝐞 so that the final analysis reflected actual geometric changes.

Technology matters in projects like this. But what matters even more is 𝐡𝐨𝐰 𝐭𝐡𝐞 𝐞𝐧𝐭𝐢𝐫𝐞 𝐦𝐞𝐚𝐬𝐮𝐫𝐞𝐦𝐞𝐧𝐭 𝐢𝐬 𝐝𝐞𝐬𝐢𝐠𝐧𝐞𝐝.

When a site covers a large area, the challenge is simple: how do you capture enough information quickly without losing the detail needed for further work?

Drone photogrammetry gives us exactly that. 📸

We can efficiently capture the entire area, combine the results with GPS measurements and place the dataset within the required coordinate system.

The result is a 𝐝𝐞𝐭𝐚𝐢𝐥𝐞𝐝, 𝐩𝐡𝐨𝐭𝐨𝐫𝐞𝐚𝐥𝐢𝐬𝐭𝐢𝐜 𝟑𝐃 𝐦𝐨𝐝𝐞𝐥 that can be used long after the fieldwork is finished.

Measurements, analyses, design work, comparisons or future project stages can all start from the same reliable digital base.

That is the real value of good survey data: 𝐜𝐚𝐩𝐭𝐮𝐫𝐞 𝐢𝐭 𝐨𝐧𝐜𝐞, 𝐮𝐬𝐞 𝐢𝐭 𝐚𝐠𝐚𝐢𝐧 𝐚𝐧𝐝 𝐚𝐠𝐚𝐢𝐧. 💡

3D scanning becomes especially valuable when the captured data can be used more than once.

Combining NavVis VLX mobile scanning, static laser scanning and drone capture creates a consistent digital record of a building.

What if you could return to a transformer station without physically going back there? 👀

That is one of the practical advantages of 3D scanning.

Power infrastructure needs to remain operational, and access to some areas may be limited or require careful coordination. Capturing the existing geometry in 3D gives teams a digital reference they can return to later, without relying only on photographs, drawings or individual measurements.

A point cloud and mesh model make it possible to explore the asset, understand its spatial layout and use the data in future analysis or design work.

And that is where the value becomes much bigger.

GPR data contains a large amount of information, but its full value becomes visible when it is placed within a shared 𝐭𝐡𝐫𝐞𝐞 𝐝𝐢𝐦𝐞𝐧𝐬𝐢𝐨𝐧𝐚𝐥 𝐬𝐩𝐚𝐜𝐞.

The result of our work is an integrated model combining the interpreted root structure, underground infrastructure, geodetic measurements and a point cloud of the tree and its surroundings.

The model makes it possible to analyse:

This gives hidden information a defined location and a clear spatial form.

The model can support designers, arboricultural specialists, surveyors and site managers when planning work within the tree’s root zone. It also improves communication between specialists working with different types of documentation.

This is a practical example of how 𝐆𝐏𝐑, 𝐠𝐞𝐨𝐝𝐞𝐭𝐢𝐜 𝐬𝐮𝐫𝐯𝐞𝐲𝐢𝐧𝐠 𝐚𝐧𝐝 𝟑𝐃 𝐬𝐜𝐚𝐧𝐧𝐢𝐧𝐠 can transform complex measurement data into a useful decision-making tool.

𝐀 𝐫𝐞𝐥𝐢𝐚𝐛𝐥𝐞 𝐢𝐧𝐯𝐞𝐧𝐭𝐨𝐫𝐲 𝐬𝐭𝐚𝐫𝐭𝐬 𝐰𝐢𝐭𝐡 𝐫𝐞𝐥𝐢𝐚𝐛𝐥𝐞 𝐚𝐬-𝐛𝐮𝐢𝐥𝐭 𝐝𝐚𝐭𝐚.

Railway stations are complex facilities, with numerous spaces, connections and geometric details that need to be captured consistently. For this survey, we used stationary laser scanning with the Leica RTC360.

The result is a 𝐜𝐨𝐦𝐩𝐥𝐞𝐭𝐞 𝐩𝐨𝐢𝐧𝐭 𝐜𝐥𝐨𝐮𝐝 representing the current condition of the building. This dataset now serves as the basis for the next stage of our work, the development of the 3D model.

For designers, this means working with measured geometry rather than assumptions. The point cloud can be revisited digitally, analysed whenever additional information is required and used to reduce the need for supplementary site measurements.

Some of the most interesting survey challenges begin when geometry stops being simple.

A water slide is a continuous sequence of curves and changing directions, which makes a complete digital record especially valuable.

Using static FARO laser scanning, we created a point cloud that can support as-built verification and further geometric analysis.

That is one of the biggest advantages of reliable 3D documentation: you can return to the dataset whenever a new engineering question appears.
