1. No Legal Transfer of Ownership
• In most cases, the title and official ownership remain under the original buyer’s name (the one who took out the loan).
• You’re paying for a property that isn’t legally yours unless the original buyer officially transfers it - which may not happen, or may take years.
2. Bank May Not Recognize You
• Unless the bank agrees to a loan assumption (which is rare), the bank holds the original borrower accountable, not you.
• If the borrower defaults, you suffer.
3. Risk of Scams
• Some people do pasalo even if they’re not the real owner or are hiding existing legal problems (e.g., mortgage arrears, foreclosure threats).
• There’s no legal protection if they suddenly disappear or stop cooperating.
4. Difficult to Resell or Use as Collateral
• You cannot easily sell or mortgage the property since it’s not officially in your name.
