Alam mo ba kung bakit pinapaupa na lang ng ibang owners yung property nila?

Hindi dahil ayaw nila kumita.

Kundi dahil hindi nila alam pano i-market.

Kahit gaano kaganda yung unit—
kung walang bookings, walang income.

And that’s the reality.

Pero sa dami ng competition ngayon,
hindi na sapat yun.

or let someone else operate it.

“Kailangan mo ng malaking capital para magsimula ng Airbnb arbitrage.”

Yan din yung akala ko dati kaya ang ginawa ko puro ipon, puro plano, hinihintay ko yung “tamang time” hanggang sa napagod na lang ako kakahintay. Dumating ako sa point na sabi ko, kahit hindi pa perfect, susubukan ko na.

Yung first arbitrage property ko, ₱25,000 lang yung monthly rent. Naglabas ako ng advance, deposit, konting basic setup, hindi siya maganda, hindi siya fully furnished, at to be honest, kabado talaga ako kung may magbu-book ba. Pero pinush ko pa rin.

Nung may pumasok na first bookings, dun ko na-realize na kaya pala. Hindi kailangan sobrang laki agad ng puhunan, kailangan mo lang talaga magsimula. Yung kinita ko dun, hindi ko ginastos, iniikot ko lang. Ginamit ko pangkuha ng pangalawang property, tapos pangatlo, hanggang sa tuloy-tuloy na

Hanggang sa dumating ako sa point na hindi ko na kailangan lagi maglabas ng sariling pera. May mga property owners na mismo yung lumalapit, sila yung may property, ako naman yung may system, experience, at results, tapos profit sharing na lang kami

Dun ko na-realize na mali pala ako dati. Hindi pera yung pinaka malaking capital sa simula, experience, sistema, at credibility yung tunay na puhunan mo. Hindi siya mabilis, hindi rin siya madali, pero once na nag start ka, dun na talaga magbabago lahat.

Starting Airbnb is fun…

until you experience problems like this.

Bigla may masisira.
May guest na may reklamo.
May araw na sabay-sabay lahat.

Ito yung part na hindi pinapakita.

But here’s the reality 👇

I started my first villa with around 600k capital.
First month, it did 480k in sales.

Second villa, 450k capital.
First month, 500k sales.

Third villa, 300k capital.
First month, 350k sales.

Fourth villa, no capital
500k+ in sales.

So yes, may problems talaga.

But if you built it right…

you’re not just dealing with problems, you’re getting paid while solving them.

That’s the difference.

Hindi mo maiiwasan yung stress.

Pero pwede mong siguraduhin na worth it siya.

So friendly advice lang ha. Kung ayaw mo magaya sakin, wag na wag mo simulan mag Airbnb arbitrage. Kasi kapag nasimulan mo na siya, maniwala ka, ayaw mo na tigilan. Para pala siyang bisyo, nakaka-adik din to

Tapos may da-doubt na naman sakin niyan kung kumikita daw ba sa gantong business.

Take note lang ha. Hindi ako mayaman para mag-rent ng property na wala akong kikitain 😅

Nagsha-share lang ako because that’s who I am. Hindi ako madamot. Pero I learned to value my time and effort. Kaya naman while I’m sharing this, I’m also earning at the same time.
