📉INSIGHTS | What's our local market doing?
For the month of May, the median sale price in Te Kamo was $710,000 compared to $632,000 in May 2025, showing an increase of 12.3% year-on-year. The median price fluctuates throughout the year, which is common with low quantities of data in a small geographic area. The median over the past 12 months is currently $716,000.
There were 12 properties sold in Te Kamo this May, compared to 15 in May 2025. Our median days to sell in Te Kamo was 51 days, 4 days longer than May 2025, while the Northland Region took 57 days to sell this May. The 10-year average for Northland is 53 days to sell during May.
The wider Whangarei District shows a median sale price of $665,000 compared to $632,000 in May 2025, with 103 sales compared to last year's 146 sales. These figures reveal a relatively settled market, with median sale prices up yet the number of sales down.
Across the country, we're seeing the same pattern. 10 of the 16 regions recorded positive year-on-year median price movements, with Northland up 3.9% to $660,000. However, reported sales decreased year-on-year in 15 of the 16 regions, with Northland down 27.1%.
This national trend reflects what we're experiencing right here locally. A year ago, it was the opposite story. In May 2025, more people were buying at lower prices. Fast forward 12 months and the script has completely flipped - today, fewer people are buying at higher prices. It's a subtle shift, but worth noting.
This May brought the Reserve Bank's decision to hold the OCR at 2.25%, confirming the end of the rate-cutting cycle that supported market activity through 2025. We've also seen the Budget announcement, caution around cost-of-living pressures, and uncertainty ahead of the November election - all weighing on market sentiment and buyer and seller decisions.
As we head into the winter months, we expect conditions to hold flat for now. We have good stock levels and are hoping for more beautiful, clear, crisp winter days - perfect for open homes!
