Here’s how to avoid that mistake:

Factor in mortgage repayments, rates, insurance, utilities, and a buffer for rising costs.
2️⃣ Stress-test your budget
Ask yourself: “If interest rates went up or my income dropped slightly, would I still sleep at night?” If the answer’s no, the property might be too much stretch.
3️⃣ Be honest about lifestyle
If you love eating out, travelling, or weekend activities, build that into your numbers instead of assuming you’ll cut everything to make the mortgage work.

Are you thinking “sometime soon”, “this year”, or “asap”? Your timing shapes everything – from finance to what prep is worth doing.
2️⃣ Know your numbers
Talk to a broker or bank early so you know your real budget (or what your current place might need to sell for). It’s much easier to make decisions when the numbers are clear.
3️⃣ Tidy, don’t renovate
Most buyers in Auckland care more about light, space and cleanliness than a brand-new kitchen. Focus on decluttering, deep cleaning and small fixes before you spend big.
4️⃣ Ask all the ‘silly’ questions
There are no silly questions in real estate – only expensive assumptions. Use someone you trust to sanity-check each step before you sign anything.
