OPINION: Big news in the commercial property world yesterday with the NZ Government to scrap the NBS rating system and declassifying many Eartquake Prone Buildings (EPB).
Im no expert but this is a great move overall and the devil will be in the detail once the law is passed.
I still see a need for a system to rate building quality for lending, insurance and tenant purposes and im sure there will be something and perhaps similar to the healthy homes system building owners will be able to self regulate.
There will still be a tenant preference towards quality buildings, and better buildings mean less maintenance and more efficiencies, so hopefully instead of regulatory enforced work, owners will be able to invest in their assets to create better buildings and better outcomes for all.
