THIS IS HOW GOOD INTENTIONS TURN INTO BIG PROBLEMS (PLEASE READ)

Someone asked a question under my comment section that looks simple…
but if you don’t handle it well, it can turn into serious trouble.

Please read this slowly.

A lady said:

“My friend wants to start a project by July next year.
She started depositing money into my account from November.
She will keep sending it every month till July 2026.
Please sir, what will happen to the money from January 1st?”

I told her I will answer publicly so everyone can learn.

Let me explain this like I’m talking to Mama Ngozi that sells tomatoes at Fokona Forum.

FIRST, LET ME TELL YOU THE TRUTH NOBODY TELLS YOU

Keeping money for someone else is risky.

Very risky.

Not because you are a bad person.
Not because your friend is bad.

But because life happens.

You are not a bank.
You are not an investment house.
You are not insured.

Good intentions have sent many friendships to court.

Let me explain with a simple story:

Imagine Mama Ngozi helps her neighbour keep garri inside her house.

Small small, the garri increases.

One day:

• fire
• sickness
• emergency
• misunderstanding

Before you know it, friendship enters problem.

That’s how money behaves when it’s not structured.

Let me tell you The Big Problem With Her Situation

1: The money is entering your personal account

2: It is coming every month

3: From January 1st, tax monitoring becomes tighter

4: To outsiders, it looks like your income

If tomorrow tax people ask: “Madam, where is this money coming from?”

What will you say?

“This is my friend’s money” is not documentation.

As your Financial Literacy Advocate, Here's my honest Advice:

I will give you two clean options.

OPTION 1 (BEST OPTION)

Let your friend invest the money herself
using her own name and details.

She can put it in a Money Market Mutual Fund.

Why?

• The money earns interest
• The money is safe
• The money is liquid (you can withdraw when needed)
• It is properly documented
• Tax (10%) is already handled at source

When July comes, she withdraws and starts her project.

No stress.
No explanation.
No friendship problem.

OPTION 2 (IF YOU MUST HOLD IT FOR HER)

I don’t advise it… but if you must:

Do not keep the money idle in your bank account.

Put it in a Money Market Mutual Fund.

Why?

• Idle money earns nothing
• Idle money raises tax questions
• Idle money creates suspicion

Money Market Mutual Fund:

• Grows the money
• Can be withdrawn when needed
• Already taxed (10%)
• Easy to explain if questioned

When she needs the money in July:

• Withdraw
• Give her the money
• Everyone is at peace

Let me tell you something very important.

This is 2025 going into 2026.

Systems are tightening.
Monitoring is increasing.
Excuses will no longer work.

Structure protects relationships.
Structure protects peace of mind.
Structure protects you.

PLEASE HEAR THIS

Love is good.
Helping is good.
But structure is better.

Money without structure destroys friendships.
Money with structure builds trust.

If you learn nothing today, learn this:

Never let good intentions replace proper planning.

Do you Know?... You Can Invest in Real Estate in Nigeria With ₦5,000, Without Buying Land, Without Building House

Read this slowly.

Because what I’m about to explain is the cheapest and smartest way to enter real estate in Nigeria, yet many people still don’t understand it.

Let me break it down in a way Mama Ngozi that sells tomatoes at Fokona Market will understand.

When Nigerians hear real estate, they think:

Buy land
Build house
Tenants wahala
Agent stories
Family land problem
Government issue
Millions of naira

So Mama Ngozi says:

“This thing is not for people like me.”

That is old thinking.

Oya relax.... Let me tell you a Story.

Imagine:
Mama Ngozi does not have money to buy a house.

But 10,000 people like Mama Ngozi come together.

Each person contributes small money.

With that money, SEC licence professionals buy:

Shopping malls
Office buildings
Big apartments

They rent them out.

The rent money is shared among everyone.

This arrangement is called Real Estate Investment Trust (REIT).

IKING, WHAT IS A REIT?

Oya... Sit down, let me Explain.

A Real Estate Investment Trust (REIT) means:

You buy units (shares) in big properties
You earn rent income (dividends)
You don’t own land personally
You don’t manage tenants

You earn while sleeping.

Hmm... Is this for Real Iking?

YES, but wait... let me tell you something very important:

This is where many people get it wrong.

In Nigeria today:

Some REITs sell for ₦5 – ₦7 per unit
Some sell for around ₦50 – ₦100 per unit
Some premium ones sell around ₦400 per unit

Meaning:

With ₦5,000, you can already start investing in real estate.

That is why REITs are powerful.

As your Financial Literacy Advocate, let me tell you some of the REITs listed on the Nigerian Exchange (NGX):

1. UPDC REIT
– Affordable entry price
– Residential and commercial properties

2. Union Homes REIT
– Housing-focused assets

3. SFS Real Estate Investment Trust
– One of the most expensive
– Around ₦400 per unit
– Strong institutional structure

4. Sky Shelter Fund
– Large asset base
– Focus on income stability

Remember:
You don’t buy buildings.
You buy units.

IKING, HOW CAN I MAKE MONEY FROM REITs?

There are TWO MAIN WAYS you can make money from REITs:

1: Capital Appreciation

This means price increase.

Example:

You buy 1,000 units at ₦5 per unit
Total = ₦5,000

Later, the price becomes ₦7 per unit.

Your investment is now ₦7,000.

That ₦2,000 difference is capital appreciation.

2: Dividends (Rent Income)

REITs earn money from rent.

When they make profit, they say:

“Thank you for investing with us.”

They share part of the profit as dividend.

That money enters your account.

Passive income.

Let me tell you Why REITS Are Good For Small Earners

With REITs:

No tenant problem
No land dispute
No government revocation fear
No maintenance stress
You can sell anytime
You earn rent income
You start small

This is real estate without headache.

LET ME SHOW YOU HOW TO START INVESTING IN REITs IN NIGERIA

Very simple

Use a licensed stockbroker.

If you are in Nigeria or in the diaspora, make sure the broker:

Is licensed by the SEC
Allows online account opening
Has strong customer support

Some SEC-licensed platforms include:

- Chapel Hill Denham (InvestNaija APP)
- Afrivest
- Meritrade
- Stanbic IBTC Stockbrokers
- Bamboo

Any broker is fine, just be sure they are SEC-licensed.

Here's my honest Advice:

You don’t need to be rich to invest in real estate.

You need:

Correct information
Small discipline
Long-term thinking

REITs allow you to enter real estate legally, cheaply, and peacefully.

Wealth is not built by waiting.
Wealth is built by starting small and staying consistent.

PLEASE READ THIS BEFORE YOU SEND YOUR MONEY TO ANYBODY FOR INVESTMENT (INCLUDING ME)

Almost every day, I see messages like this in my DM

“iKing, send me your account number, I want to send ₦1,000,000 for investment.”

“Please help me invest ₦20,000 in REIT.”
“I trust you, take the money and invest it for me.”

Let me be very honest with you.

If you do this for the wrong person, you will lose your money.

Imagine Mama Ngozi that sells tomatoes in Fokona Market.

She hears that palm oil business is profitable.

Instead of going to the market herself, she gives her money to a stranger and says:

“Help me buy palm oil, I trust you.”

Two weeks later…
The stranger blocks her.

Mama Ngozi starts crying.

That is exactly how people lose money in investments.

Let me tell you the Truth.

Any person that tells you:

“Send me money, I will help you invest”

That is a red flag
That is how Ponzi starts
That is how people cry on Facebook later

It does NOT matter if:

• The person sounds intelligent
• The person has followers
• The person claims experience

Do not send your money to anybody.

LET ME BE CLEAR ABOUT MY ROLE

Before you invest in Nigeria, make sure:

You are using a licensed stockbroker

The broker is registered with Securities and Exchange Commission

They have a proper app or portal

You can track your money yourself

You can see gains and losses in real time

You can contact support, even if you’re abroad

If any “broker” asks you to send money to:

• Personal account
• WhatsApp number
• DM only

RUN ooooh.

Let me tell you Why I Insist On Apps (Very Important)

When you use a proper app:

• You see your investments
• You know when you make profit
• You know when you are in loss
• Nobody can lie to you
• Nobody can disappear with your money

Transparency is protection.

Please Hear This One Well

Even if someone claims to be a stockbroker…

Even if they are licensed…

If they tell you:

“Just send me money, I’ll invest it for you”

DO NOT DO IT.

A serious broker will direct you to:

• Their official app
• Their registered platform
• Their regulated process

THIS IS 2025

The capital market is no longer secret.

You can invest with:

• Your smartphone
• Your own name
• Your own account
• Your own control

No middleman.
No stories.
No tears.
