LAND FRAUD: How to Avoid Land Scam
1. Never be in a Rush: Always take enough time to evaluate the property/land you intend purchasing. Avoid any agent or land owner who tries to rush you into buying a Land without you carrying out your own "due diligence" about the said land. They rush you to pay for a land as a result of a limited mouth-watery offer on the land sale, just know that any good offer is not worth rushing. "Shine ya eye".
2. Ensure you inspect the land before making Payment: Do not pay for a land / property you have not seen physically and inspected. Don't buy land on paper or point and sale - meaning an agent or seller takes you to an open space and points to you ( This is the Land). Inspecting the land will help you get information on the Beacon.
3. Ask for Survey Plan: A Survey plan gives you insight on the property/ land indicating that the government has a knowledge about the said land. Survey plan is one of the documents a seller ( land owner) uses as a prove of ownership to the land.
Ensure the name on the survey plan corresponds with the sellers name. Also, look out for the coordinates on the survey plan to ensure it matches with what is written on the Beacon
4. Certificate of Occupancy/ Governor's Consent: A certificate of Occupancy otherwise known as C of O is a document legally issued by the state Government signed by the sitting Governor at the time, to officially lease any land under the state to an applicant for a period of Ninety-nine (99) years.
C of O is not transferable, this entails there can only be one owner of a C of O.
Ensure the land has this certificate of occupancy or governor's consent.
5. Help from a professional real estate expert: Getting involved with a real estate expert will help avoid land fraud. As he knows all the gimmicks involved in land acquisition. An expert will ensure you get a value for your money or investment.
6. Never Pay Cash: This is very important, ensure all payments pertaining to the land is through bank tellers as this provides information about the seller (Name). This helps to trace the seller if any fraudulent act occasions. Cash Payment cannot be traced as the seller may deny having such transaction with you.
Lastly, don't forget to ask for receipt for your land payment.
