Teaching Innovative, Creative, & Winning Strategies for Sales & Marketing in the Real Estate Industry

They said Lagos property was too risky. He bought anyway.

Two years ago, a UK-based Nigerian called me with £15,000 in savings. Everyone around him advised against investing in Lagos real estate.

❌ “The market is unstable.”
❌ “You’ll get scammed.”
❌ “Just keep your money in the UK.”

Instead of following opinions, he followed a process.

✅ Due diligence completed
✅ Title verified
✅ Site inspection conducted
✅ Documents checked

No special connections.
No insider information.
No luck.

Just informed decision-making.

The biggest risk isn’t investing in Lagos property.

The biggest risk is making investment decisions without the right information.

If you’re part of the Nigerian diaspora looking to invest safely and profitably in Lagos real estate, let’s talk.

Follow for real estate insights, investment opportunities, and guidance on buying property in Nigeria with confidence.

🚨 The instalment plan trap most property buyers never see coming.

That “flexible payment plan” might not be as flexible as you think.

Hidden inside many property contracts is a default clause that can allow a developer to cancel your allocation if you miss a payment — sometimes even a single instalment.

The result?

❌ You could lose your plot
❌ You could lose part (or all) of the money you’ve already paid

Before signing any payment plan agreement, ask these 3 questions:

1️⃣ How long is the grace period for late payments?
2️⃣ If my allocation is cancelled, what refund am I entitled to?
3️⃣ What happens if the developer fails to deliver on time?

A contract should protect both parties — not just one.

Read every clause. Ask questions. Get professional advice if necessary.

Before you buy land in Nigeria, watch this.

Not every real estate developer is dishonest, but too many buyers lose money because they trust marketing instead of verifying facts.

Here are some of the biggest red flags:

❌ “Government Approved”
✅ Ask for the gazette number and proof of approval.

❌ “Fast Appreciating Area”
✅ Request comparable sales data and market evidence.

❌ “Limited Plots Remaining”
✅ Scarcity marketing is common. Verify independently.

❌ “Flexible Payment Plan”
✅ Read the default clauses before signing anything.

❌ “Fully Documented”
✅ Ask exactly which documents are available: Survey Plan, Deed of Assignment, C of O, Gazette, Excision, etc.

The best investment decision isn’t buying fast—it’s verifying first.

💡 Always do due diligence before paying for any land, estate, or property investment in Nigeria.

:

🤯 UK Pension vs Lagos Land.

The average UK pension pot is around £107,000.

Could that same amount potentially generate more income through Lagos property?

This isn’t about choosing one over the other—it’s about diversification.

Smart investors build multiple income streams, not just one.

🏗️ Think you need £50,000 to invest in property? Think again.

If I had just £500/month to invest, I’d focus on one thing: acquiring land in Lagos through a structured payment plan.

✅ Save £500/month for 6 months
✅ Build a £3,000 deposit
✅ Secure land in a high-growth corridor
✅ Benefit from potential appreciation while still paying in instalments
✅ Decide later whether to sell for profit or develop for rental income

Many people in the UK are already using this strategy to start building a property portfolio back home.

The biggest obstacle isn’t always money — it’s having a clear roadmap.

I reviewed 10 Lagos land deals being marketed to Nigerians in the UK.

Only 3 passed due diligence.

The other 7 had serious issues:

❌ No registered title
❌ Government acquisition risks
❌ Long-running family disputes
❌ Survey plans that didn’t match the actual land

What shocked me most?

These weren’t random roadside offers. Some had professional branding, active social media pages, and attractive payment plans.

That’s the problem.

A beautiful brochure cannot replace proper verification.

Before you buy land, verify ownership, title status, survey coordinates, and government records.

Due diligence isn’t an extra cost.

It’s the investment that protects your investment.

What happens to your Lagos property if you die tomorrow?

It’s uncomfortable to think about, but every Nigerian in the UK who owns land or property back home needs to understand this.

Many people assume their UK will automatically protects their Nigerian assets.

In reality, things can become far more complicated for the family left behind.

Without the right legal structure in place, loved ones can face lengthy delays, legal disputes, and significant costs just to access property that should already belong to them.

Before it’s too late, make sure your estate planning covers both the UK and Nigeria.

✅ Nigerian will where appropriate
✅ Proper ownership structure
✅ Cross-border legal advice
✅ Clear succession planning

Your property isn’t truly protected until your family can access it when they need it.

Most Nigerians in the UK don’t realize they’re making a property decision every single day.

You either buy when the opportunity is in front of you... or you buy later at a much higher price.

The difference between those two decisions can be millions of naira.

While your savings sit in a bank account, Lagos property continues to move. The question is: will you move with it?

If owning property back home is part of your long-term plan, the best time to start understanding your options is before you’re ready to buy.

🇬🇧 Living in the UK but still haven’t secured property in Nigeria?

While many people work hard every month just to cover bills, others are using a portion of that same income to build long-term wealth back home. 🏡💰

The truth is simple: property values don’t wait. The earlier you start, the more opportunities you create for future rental income, land appreciation, and financial security.

The surprising part? Some diaspora investors started with less than what they spend on monthly rent in the UK.

Don’t let your money sleep when it could be working for you.

📈 Start thinking beyond savings.
🏠 Start building assets.
🌍 Start securing your future in Nigeria.
