This little guy here is very important during construction.
A small bought mighty tool đ đ đ
The Spirit level locally called plum.
This simple but unique tool is the reason why your walls are straight, have equal top level (height) and also your floor slabs are on same line.
This tool helps to make sure all walls and any building elements are aligned straight.
From the starting of a building project, to block work, concrete work, fixing of doors, windows, decorations and arts, this little feller has a major work to play.
When next you see it respect it.
We in the building industry respect it a lot.

Before You Build That Two-Storey (or More), Read This First!
Dear Client, before you lay that foundation or call your Contractor, please read this.
Youâre about to spend millions of Naira, maybe your life savings on a project that should stand for generations. But hereâs the truthâŚ
Many buildings are not demolished because of âtribeâ or âreligion.â
They get demolished because someone didnât do things right from the beginning.
Before you start, here are 4 things you must do, not to impress anyone, but to protect your hard earned money and your future:
1. Secure the Right Land Documents
That âreceiptâ you got from the agent is not proof of ownership.
Make sure you have your survey plan, deed of assignment, and C of O or Governorâs Consent (depending on your location).
Without these, your land can be disputed, or worse, the government might claim it.
Before you build on land, make sure you truly own it.
2. Know Your Zoning Area
Every land has a purpose, residential, commercial, or mixed-use.
If you build a 2-storey house in a zone meant for bungalows, authorities can mark it for demolition no matter how fine it looks.
Before you design, visit your local planning authority to confirm whatâs allowed in that area. Donât assume, confirm.
3. Get Your Building Approvals First
Donât be in a hurry to start laying blocks.
For a two-storey building or more, you need approved architectural, structural, and mechanical drawings.
This isnât about bureaucracy, itâs about safety and legality.
Once approved, you can build confidently, knowing your project meets every standard.
4. Work With Qualified Professionals, Not âExperiencedâ Bricklayers or Quacks.
This is where many people get it wrong.
Theyâll say, âMy uncle has been building for 15 years; he knows what to do.â
No! Multi-storey projects are science, not guesswork.
You need qualified Architects, structural engineers, and builders, people who understand loads, reinforcement, and safety.
Donât risk millions to save thousands

May the lands be at our favour.
Cheers to a new season

Who Owns the Remaining Materials on Site?
This debate has been causing small wars between clients and contractors. You finish a project, some materials remain, and suddenly both sides start claiming ownership. Letâs clear the air once and for all.
Every project begins with a Bill of Quantity (BOQ). In that BOQ, a smart Quantity Surveyor already includes a 10 to 15% variation allowance. This is not an error. It covers unforeseen and inevitable factors that occur during construction.
Unforeseen factors are those natural or accidental events that nobody plans for. A heavy rainfall that washes off freshly cast concrete. A section of weak soil that requires extra excavation and more concrete. Those things happen.
Inevitable factors come from site operations. Maybe some blocks break during offloading, a few woods get damaged during formwork, or a labourer mixes concrete with the wrong ratio. These small losses are already accounted for in that variation.
Now, letâs get to the main issue â who owns leftover materials?
1. If the client bought the materials, everything on site belongs to the client. No argument. The contractor has no right over what remains, even if he supervised every single item.
2. If the contractor was paid to buy materials, but there was no written agreement or contract stating ownership rights, the materials still belong to the client. The money used was the clientâs, not the contractorâs.
3. If thereâs a signed agreement, and the contractor procured the materials under a fixed contract sum, then the unused items can be negotiated. But courtesy and transparency demand that the client be informed first.
In plain terms, the person who funded the purchase owns the materials.
Simple. No emotions. No guessing. THE CLIENT.
The Varriation in Price and Material quantity is shoulded by the clients for there is every reason the cleint should also benefit from any material remaining.
A professional Contractor should always inform the client of leftovers

WHY BUILDING COLLAPSE?
Building collapses are often the result of multiple factors, rather than a single cause. Here are some common reasons:
Causes of Building Collapses
1. *Weak foundation*: Inadequate soil testing or incorrect foundation design can lead to structural instability.
2. *Substandard materials*: Using low-quality materials can compromise the strength and durability of the building.
3. *Poor workmanship*: Incorrect mixing ratios, improper block alignment, or inadequate reinforcement placement can weaken the structure.
4. *Lack of supervision*: Insufficient oversight can lead to unnoticed mistakes and errors.
5. *Overloading*: Adding extra floors or weight without redesigning the foundation and structural members can cause collapse.
6. *Design errors*: Inaccurate or incomplete designs can lead to structural weaknesses.
7. *Corruption and negligence*: Cutting corners, ignoring regulations, or pressuring workers can contribute to collapses.
8. *Lack of maintenance*: Ignoring cracks, water leakages, or structural defects can lead to partial or total collapse.
Prevention Strategies
1. CONDUCT THOROUGH SOIL TESTING: Ensure the foundation design is suitable for the soil conditions.
2. USE QUALITY MATERIALS: Invest in materials that meet strength and durability requirements.
3. FOLLOWED APPROVED DESIGNS: Adhere to architectural and structural drawings.
4. HIRE QUALIFIED PROFFESSIONALS: Engage experienced engineers and supervisors to oversee the project.
5. REGULAR MAINTENANCE: Inspect and address any structural issues promptly.
By understanding the causes of building collapses and taking preventive measures, you can ensure your building stands strong and safe.

FOUNDATION CONCEPT
The foundation is the base of every building. It is the part of the structure that transfers the weight of the house safely to the ground. Without a strong foundation, no building can stand the test of time.
The concept of foundation is simple: the soil has to carry the load of the building. If the soil is weak, the foundation must be designed deeper or wider to spread the load. That is why engineers choose between shallow foundations (like strip, pad, and raft) for light structures on firm soil, and deep foundations (like piles and piers) for heavy structures or weak soil conditions.
A well designed foundation prevents cracks, uneven settlement, and collapse. It also gives stability, durability, and safety to the entire building.
â
In summary: The concept of foundation is about creating a strong base that connects the building to the ground, ensuring safety and stability for your structure

How to Estimate the Amount You Need to Build Your House
Many people dream of building their own house but the first question that comes to mind is How much will it cost The truth is there is no fixed amount for building a house It depends on different factors and you need to understand them before planning
Here are the key things that determine how much you will need to build your house
First the size of the house
A one bedroom apartment will not cost the same as a three bedroom bungalow or a duplex The bigger the house the more materials and labour you will need
Second the type of design and finishing
Simple designs with basic finishing cost less but if you want modern designs with fancy windows roofing tiles and luxury finishing the cost will increase
Third the location of the project
Building costs are not the same everywhere The price of materials labour and even transportation can be higher in some locations than others
Fourth the current market price of materials
The prices of cement sand blocks rods and other materials change from time to time Your estimate must reflect the current market rate to avoid surprises
Fifth your personal taste and specifications
Some people want standard finishing while some want premium or luxury finishing The higher your taste the higher your budget
To avoid guessing and making mistakes the best thing to do is to reach out to a qualified quantity surveyor A quantity surveyor is trained to calculate the exact quantity of materials and give you a proper cost estimate for your project
With the help of a qualified professional you will have a realistic budget and know how to plan your building project step by step without stress or wasting money.
