“NA LAND I BUY ABI NA GBESE?”
Purchasing a piece of land isn’t just about getting a willing seller and a willing buyer. There are steps you must take to avoid legal issues or/and outright loss of investment
1. Conduct Due Diligence (Your lawyer is able to get this done). Accredited Agents of the Corporate Affairs Commission (CAC) are able to conduct search and report all/any red flag(s) đźš© (Your lawyer is your best bet here. Search would be conducted at Lands Registry and Probate Registry
2. After negotiating your price, mode of payment, nature of vendor’s title, special conditions (if any), prepare your Contract of Sale (Your lawyer serves your interest best)
3. Prepare Deed of Assignment. All original title must be handed over by the vendor to the purchaser. Where the said property is developed, all access pass (keys etc) must be handed over to the assignee (purchaser).
4. To perfect your title with the State, your lawyer applies on your behalf for Governor’s consent, payment of stamp duty and registration of assignment at the Lands Registry.
Don’t acquire loss! Decide to be Smart!
