Understand Land documents.

Receipt : is a piece of paper that shows the price of land that you have bought and proves that you have paid for it.

Sale and Purchase Agreement is a legal document that outlines the details of the property transaction. It includes details of the parties involved either company or cooperative, including the purchase price, both parties must agree to the terms and sign the document.

Contract of sales : is a document that shows the land/property is been paid in installments between the buyer and the seller.

Deed of Conveyance : is a legal document that transfers ownership of a property from the seller to the buyer and it must be registered and signed with the relevant land owner/
registry.

Deed of Assignment: is a legal document that transfers the ownership of a property from one party to another. It is used when the seller does not have a Deed of Conveyance or when the property has been previously assigned. and it must be registered and signed with the relevant land owner/ registry.

Survey Plan : is a legal document that shows the boundaries and measurements of a property. To obtain a Survey Plan, the buyer must engage a licensed surveyor.

Certificate of Occupancy (C of O) is a legal document that proves the ownership of a property. It is issued by the state government and serves as proof that the property is not under any government acquisition.

Building Plan Approval is a legal document that shows that a property has been approved for construction by the relevant government agency.

A gazette is a document which show the communities or villages that have been granted excision and the number of acres or hectares of land that the government has given to them.

Perfected Assent is a legal / probate: is document that shows a property is inherited by a beneficiary. It serves as proof of the beneficiary’s ownership of the property.

Deed of Mortgage is a legal document that serves as security for a loan that is taken out to purchase a property. It gives the lender the right to take possession of the property if the borrower defaults on the loan.

Excision is a legal process where the government revokes its interest in a portion of land that was previously designated as government-owned.

Court judgment: is a decision of a court adjudicating the rights of the parties to a legal action. This is why you see some handwriting on the wall of a building or fence, passion taken by the court order.

What you need to know about proposed Fourth Mainland Bridge

Lagos is home to many inhabitants. As a true reflection of being the epicentre of commercial activities in the country, most major and minor roads in Lagos are congested.

While government exists to create an enabling environment, inhabitants are also struggling to survive and thrive in their respective businesses.

In order to manage the traffic congestion situation, the Lagos state government is about to begin the construction of the Fourth Mainland Bridge in the state. This bridge will connect the state’s two distinct areas — the Island and the Mainland.

The new bridge is designed to ease pressure on the three existing bridges between the island and the mainland — the Carter, Eko and Third Mainland bridges.

The State Government recently met with stakeholders to assess the possible environmental and social impact of constructing the Fourth Mainland Bridge.

Governor Babajide Sanwo-Olu is expected to announce the preferred handlers “before the end of 2022, most likely on or before December 24.

The project had gone through the competitive bidding process comprising the Request for Proposal Stage I and the Request for Proposal Stage II.

Three bidders have been shortlisted for the RFP Stage II. They are Mota-Engil (Nigeria & Africa) CCCC & CRBC consort; CGGC-CGC Joint Venture and CCECC & CRCCIG Consortium.

By April, the preferred bidder will move to site and commence construction.

The new fourth mainland bridge is at the centre of the synergy of traffic. There are eight roads aligned to the bridge. This bridge will make it easy and convenient for people to connect.

The bridge is expected to span about 37 kilometres, starting from Abraham Adesanya in Ajah on the Eti-Osa-Lekki-Epe corridor and transverse from the Northwest towards the lagoon shoreline of the Lagos-Ibadan Expressway via Owutu/Isawo in Ikorodu.

An Environmental and Social Safeguard Consultant to 4th Mainland Bridge Project, Mr Kayode Oluwagbuyi had said the journey from Island to mainland would no longer be three to four hours.

“We expect that the journey will be just 30 minutes." Oluwagbuyi asserted.

An uncertain number of homes and other buildings, mainly in informal settlements, will have to be demolished and terms of compensation agreed with residents.

On completion, the bridge is expected to become the second-longest bridge in Africa, featuring three toll plazas, nine interchanges, 4.5 km Lagoon Bridge, an eco-friendly environment, and other added features.
