I recently got a Dm, from someone from Lagos who offer i join a property SALES team to sell an ₦80 million property, located in Karu State.
The client pushed hard, but I kept declining because I knew I was not fully ready for that level yet.
Over the past few months, here are a few things I’ve realized in my real estate journey 65/90
1. Having huge followers NEVER guarantee sales.
2. Building your own community will save you a lot in advertising costs.
3. In real estate, If you don’t look the part, selling becomes very hard, perception matters.
4. Community building takes time , and that’s exactly what i have been focused on doing.
Right now, I’m at 950 followers on my main platform on tiktok, i also have 3–6 consistent TikTok livestream viewers.
Sounds very funny but for me, this is the beginning in learning building and mastering the real estate industry.

Unknown to me, i am currently at level 5, it's funny how i was able to design my own Growth.
Over the Year's Here's what i have learnt as a Digital Promoter:
L1. Beginners promote anything
L2. Average marketers promote for income
L3. Strong marketers promote only what aligns to them.
L4. Great marketers sometimes reject opportunities entirely
L5. Selective marketer "Industry Based" they're at this phase known for one thing.

Never advertise what you don’t truly understand.
In today’s digital world, influence has become powerful, but knowledge remains non negotiable.
Two years ago, I had the reach, engagement, and visibility to become a brand ambassador in the real estate industry. On the surface, it looked like a perfect fit.
But looking back, I realize I didn’t yet have the depth of understanding required to responsibly represent that industry. And that matters.
Because without real understanding:
- You can be challenged by true experts
- You can mislead your audience unintentionally
- You can damage both trust and credibility
And in serious industries like real estate, the risks go far beyond reputation
That is why the word “NEVER” is intentional.
Never promote what you don’t understand.
We are in a time where many brand ambassadors are selected for visibility rather than competence. Unfortunately, the audience often bears the consequences.
Influence opens the door - but understanding keeps you in the room.
Credibility is not built on attention. It is built on responsibility.

There’s a lot you don’t understand… until you get closer.
Before now, anytime I saw landowners or Realtors carrying bulky files of documents, I used to wonder
what exactly is inside that looks like a full school project?
Now I understand.
That “bulk of documents” is not overkill—it’s actually a green flag (when genuine).
It proves that the land has passed through multiple hands, and every transfer was properly documented.

Today marks Day 48/90 of my journey into the real estate industry as a digital marketer.
I’m not just here to market properties, I’m here to educate, guide, and protect buyers.
Because you can’t teach what you don’t truly understand, this training came at the right time for and it has been so impactful.

Day 46 of 90 – Real Estate Learning & Community Building
Today, April 23rd, 2026 marks Day 46 of my ongoing journey studying and building within the real estate industry.
One thing stands out clearly - true satisfaction comes when knowledge becomes both practical and theoretical. That level of clarity builds confidence and results.
As a Digital Marketer transitioning deeper into real estate, I am intentionally positioning myself to educate and guide hundreds of people on property decisions, investments, and opportunities.
In the coming days, I will begin sharing more field videos and on-site content. Until then, I will be focus remains on learning, building, and documenting progress.
