🏠 Major Update for George Town Heritage Property Owners! 🏠
Big news from the Penang Island City Council (MBPP)! Starting May 1, 2026, it’s getting much easier and faster to convert residential units into shophouses within the George Town UNESCO World Heritage Site.
Here’s what you need to know:
✅ Faster Approvals: You no longer need to apply for full "Planning Permission" (Kebenaran Merancang). By only requiring building plans, the process is now 6 to 9 months shorter!
✅ Who is eligible? Owners of pre-war and post-war heritage buildings (including Early Penang and Straits Eclectic styles) within the heritage zone.
✅ The Setup: Under the new guidelines, terrace houses can be converted into shophouses. The ground floor can be used for commercial activities, while the upper floors must remain residential.
✅ Preserving Heritage: To keep our city's unique charm, all renovations must stay within the existing building footprint—no adding extra storeys!
💰 Key Costs to Note:
• Conversion Fee: RM100 per sq m for residential-to-commercial change.
• Parking Contribution: If parking can't be provided on-site, a contribution in lieu is required (RM25,000 per car bay / RM2,500 per motorcycle bay).
