Built over a total area of 11,300 sqm, DIYA sets itself apart from other projects’ architecture in the way it integrates greenery and functionality at every level. The project is built around the needs of the future homeowner, with an urban style that blends seamlessly with nature, to create an active community without impinging on the privacy of the individual. The project has many remarkable fea
tures, including creative fenestration designs, cross-building green terraces, and sliding wood and steel louvers, to provide filtered natural light and a most private, sound-controlled “comfort zone”. DIYA utilizes environment-friendly services and sustainable solutions based on energy efficiency, conservation, local resources, and air quality. It has chosen high-end architectural and electro-mechanical products and equipments such as LED lighting, VRV Hvac system, and double wall exteriors with stone cladding. The project design also takes advantage of Lebanon’s abundant sunlight by installing active and passive solar equipment and zinc copper roofing – a more eco-friendly and long-lived choice. Climber plants and vertical green wood decks accentuate the green stamp of DIYA, which is designed for a safe and sustainable community. The Location
A quiet green area, still at proximity to the city. Located in the upscale area of Brasilia in Baabda, DIYA benefits from being a 10 min drive from Beirut’s central districts and outskirts alike. Conveniently close to key shopping centers, two major hospitals, and prominent schools and universities, the project is a mere 400 meters away from the Beirut Damascus - Hazmieh junction, and is minutes away from the airport. While all these facilities are a short drive away, DIYA is nestled in the unique greenery and serenity of Brasilia - one of the very few at such vicinity fromthe capital. The project consists of four buildings; each two interconnected by green vertical terraces that contribute to a dynamic, timeless facade. DIYA’s 36 units range between 130 and 250 sqm, and are all efficiently designed based on a complete division between the public (living and dining) and the private spaces (bedrooms). Patio apartments are on the ground floor, with direct access to a private fenced garden each; whereas two and three bedroom apartments are distributed on the three upper floors. On the last floors are the duplex apartments with a roof terrace. Built with high quality, eco-friendly building materials, all apartments are designed in a way that lets in a lot of natural light while maintaining total privacy with the outside. All apartments benefit from the variety of views offered by the terrain’s natural slope, with the living rooms mostly oriented towards the courtyards or the green terraces, to give the interiors a sense of urban house rather than just apartments.
