We are a team of real estate development and marketing specialists, based both in Lebanon and Cyprus, whose objective is to satisfy the requirements of the Middle Easterner interested in Cypriot or Greek property. Our surveyors' technical expertise and diligence ensures for us and for you that the land or property invested in, is correctly priced and having no defects which can later create a nuisance with regard to legal titles. Accordingly whether you invest in our own developments, or in developments that are screened and catalogued by us, security and value for money are guaranteed. About our developments, we have three projects at present with approximately 40 available units. As soon as the first of these three sells out, we will commence another to maintain substantial availability. These projects are built by our own construction and project management teams, which means that quality and delivery are kept fully within our control. We can speak further about our project management services for investors who are interested in undertaking whole developments or partnering therein. These services include a broad range of skills and responsibilities, covering planning, advice on the development process, property and portfolio management, real estate consultancy, viability and feasibility studies, project finance and construction management. We thus undertake the entire process of the project from its commercial aspects, with our exclusive sales of the development, to its technical ones, such as organizing and overseeing the construction stages up to the final phases of completion, including hand over and delivery of the final title deeds to the purchasers. Of course we understand that our clients reside mostly abroad and require us to handle long term and/or holiday rentals for their properties, as well as all the necessary upkeep and management thereof, and this division is part and piece of our Cypriot base. Another service that has become evident in the last years is the immigration service aiming at permanent residency. In this domain we have a track record of dozens of successful completions for clients from the Middle East and Russia, with not a single rejection. We have succeeded in both the fast track and the slow track options, thanks to our very efficient legal associate. Citizenship requests are now also being made and we are able through the same channels to process them for clients fulfilling their requirements. It is certain that we have taken the initiative of marketing Cypriot and Greek property to a level that some may think unnecessary, but in our opinion Cocoon was not established merely to sell Middle Easterners property in the EU.
