I had just gotten done showing a house to my buyer when a couple came up to check out the property. I showed the house to them and the subject of down payments came up. I suggested the first time home buyer program; they immediately said that they do not qualify because they once owned a home. They did not know that even if you own a house, but you have not lived in it for 3 years, you still qualify as a first time home buyer. They were surprised and relieved. This information took the pressure off needing to come up with more cash. Ask your lender if their loan product offers first time home buyer programs.
