To answer all your basic queries I have made a video (2 parts) which will help you in clearing your doubts and give you a basic idea of what to actually look out for while purchasing an under construction property.
Part 2 includes 4 points which are :

1) Additional costs beforehand : We should know about all kinds of other/possession and govt charges (if any) before you finalise the deal on paper.

2) Rental Potential : Not everybody buys a property to stay/live in. Some people purchase property for rental income so you should be well aware about the rental potential the area/locality has to offer.

3) Legality : Always always and always check all necessary and legal documents related to the project. You may also take help of RERA website of your state for better and more information about the project.

4) Your financials and Loan eligibility : One should never go by the starting price of the property and know that there are other charges as well which will be added including the govt charges which will make the property price as compared to what's written on paper go up by a considerable amount. We should also have proper knowledge about our loan eligibility so as to manage our finances in a better way.

The last questionnaire that I posted on Instagram saw an okayish response and most of the questions showed fear and uncertainty in the minds of people before moving for an under construction property.

Hence to answer all your basic queries I have made a video (2 parts) which will help you in clearing your doubts and give you a basic idea of what to actually look out for while purchasing an under construction property.

Part 1 includes 4 points which are :

1) Builder Profile/background : We should carefully study about the past projects of the builder, possession time and financials of the builder.

2) Location : We should always check the locality before going for any kind of project, the future connectivities which will be in and around the project. You can have a look at the master plan of the city/sector to confirm that.

3) Infrastructure (Present & Future) : We need to know what all infrastructure developments would be made in and around the project so as to understand the value of the project in the long run and also to have an idea about the increase in property value and rental yield we would be expecting.

4) Amenities : We should be aware about the amenities offered by the builder beforehand, would be helpful if they are written somewhere by the builder rather than just believing whatever the salesperson says.
