Every project begins with fundamentals.
Location, demand, infrastructure, buyer profile, pricing, approvals and long-term relevance must make commercial sense. These are the non-negotiables of responsible development.

But a home cannot end at logic.
Today’s buyer may not say it in technical terms, but the sentiment is clear: “The numbers work, but the vibe doesn’t.”

Residential real estate is not only an asset class. It is also a lived environment. Buyers may compare homes through measurable factors: carpet area, ticket size, connectivity, amenities and future value. But their long-term relationship with that home is shaped by less transactional, yet equally important, factors: the sense of arrival, natural light, openness, landscape, movement, privacy, comfort and the quality of everyday life.

This shift is visible in the market as well. India’s premium housing segment has continued to gain share, with JLL reporting that homes priced above ₹1 crore accounted for 63% of annual residential sales in 2025, up from 53% in 2024. Even as overall residential sales declined, premium housing sales grew 6% year-on-year, indicating that buyers are increasingly willing to pay for homes that offer a stronger lifestyle and experience proposition.

JLL’s 2025 Experience Matters research also reinforces that experience has become a central value driver in real estate, shaped not only by the quality and atmosphere of spaces, but by how people interact with them.
 
For developers, this is where the conversation becomes more meaningful.
The future of premium housing will not be defined only by how many amenities are added or how luxurious a project looks on a brochure. It will be defined by how intelligently a project balances market logic with human experience.

Mumbai recorded 12,315 property registrations in May 2026, marking the highest May performance in the last 14 years.

The number is significant because it reflects continued confidence in one of India’s most competitive and high-value residential markets.

While registrations were lower compared to April 2026, the year-on-year growth indicates that end-user demand remains steady. Buyers are still evaluating homes with seriousness, especially in markets where location, credibility, approvals, connectivity and long-term relevance are strong.

For developers, the way forward is to build for what buyers are choosing today and what they will continue to value tomorrow.
