Below are the residential project finance terms for the one of the leading NBFC in India (Parent Group have good global Presence in Capital Investment). They have branches in Mumbai, Pune, Delhi, Ahmadabad, Rajkot, Surat and Gurgoan.
They will come to our place and do all the process if it fits for their criteria initially.
Below are the criteria terms to take up for Project finance proposal:
Product : Term Loans/ NCD / OCD
Grade of Developer : Tier 1, 2 and 3, we are open for first time borrower with good delivery track record and market feedback.
Locations : Mumbai, Pune, Bangalore, Chennai, Ahmedabad, Hyderabad and NCR(preference is in the same order)
Asset Class : Only Residential
Ticket Size : 15cr to 100cr
End Use : Construction Finance, TDR and project related expenses funding, general business funding, acquisition funding (with interim cash flow cover).
Tenure : 24 - 42 months
Moratorium : No Interest Moratorium, Principle 6 to 18 months
Security : first and sole charge, we are open for mortgage on development rights, Physical Cover expected is 2x and Cash flow Cover is 2.5x (3x in case end use is General Business Purposes). In case of Mumbai - SRA projects post completion of Rehab portion or close to completion of rehab, MHADA Redevelopment โ with additional security or advanced stage of construction only, No CIDCO lands.
Process Time: 3-4 weeks, Fastest being 17 days subject to due diligence and title report
Rate Of Interest: 17-22% depends on Developers profile.
