Cracking interviews is all about your confidence, attitude, positive mindset and your technical knowledge. If you lack any of these above, the results will never appease you !
Owning the right mindset and attitude is key to get placed.

Such pleasure and privilege to be able to be mentored by him. Feels like the universe is orchestrating everything perfectly for me, since I was clueless how to navigate through the literature industry when it comes to writing fiction, since my core area was majorly poetry-based.
Right guidance at the right time. Since all this worked out exactly on one fine Thursday, I immediately felt like it was Sai giving me a final nod to proceed with idea on my mind and everything fell into place, when Sudeep sir graciously confirmed my slot.

A little late post ! Better late than never !
It’s been 3 years this Feb since “Never let go until we’re gone” had been released.
Rewinding all the memories, happiness and my first award as “Best poetry Author -2023” by the esteemed Salis Mania Choice Awards . This will forever be etched in memories.
Also backed the “Top 10 books of March 2022- Editors choice awards” by Delhiwire website.
“Never let go until we’re gone” was also displayed at the World book Fair - Delhi 2023 Feb.
These poems have a personal connect since these hail from my own life experiences.
It’s bittersweet and I hope we never let go until we’re gone ♥️✨

Is it worth investing in apartments ? Part 2 🧿🧿🧿
So, now speaking about the location and budget,
It’s better always to invest in a developing area while purchasing an apartment, that saves a lot of money.
The same apartment in a developed location, maybe in a prime location would cost you heaps, but still ain’t worth it. If you are purchasing a villa or an individual house in the prime location, then it’s undoubtedly worth spending crores as it comes with land.
But when you take for eg a 2 BHK apartment, the cost is comparatively on the higher side in prime locations but the area / sq feet is abruptly reduced. I don’t mind buying in a still developing region in the outskirts with better space and economical budget than investing in prime locations, speaking especially when it comes to apartments.
Also, invest in a location where there is Metro, IT parks and other amenities, say you book an apartment when it’s half completed phase or nearing completion, the rates will skyrocket once metro lines are in place. And if you resell, the price will be pretty decent because it’s still nearby metro and IT parks.
As per my POV for a 2 BHK, it should not be beyond 50 Lakhs, because you still have your registration and interior charges to be added on. The ROI (return on investment) for any apartment varies between 3 to 6 percent depending on the location. So, keeping ROI in mind, make sure you finalise your budget.
And as you keep ascending high in your pay range, obviously it’s inevitable to invest in real estate and infrastructural bonds, for tax benefits. Not everyone can afford Villas just at the starting of their career phase. So, investing in apartment is still beneficial.

Investing in Apartments is a wise decision ? Or should you wait longer to purchase an individual home.
My take and research insights before I made a final decision to purchase a flat.
I belong to that “stubborn” category who would give a final nod only for individual house as it comes with the land. For obvious reasons, the re-sale value is higher.
So it took a long time for me to convince myself to invest in apartment.
Yes, I do know the re-sale value is lesser, but it also depends on the UDS. Higher the UDS, higher will be your re-sale value. So, my first criteria was an apartment with higher UDS value when compared to other builders of the chosen location.
Most apartments have a longevity of minimum 60 years (nowadays with advanced construction techniques, it can be prolonged for a period of 70 to 75 years) but on an average let’s take 60 years approx and if at all your planning to resale after 20 years so the depreciation rate would be at 20:60 ie at the ratio of 1:3
Now let’s assume I don’t feel it’s appropriate to invest in apartment and wait another 15 to 20 years to buy my individual house once I settle financially. But 20K rent in a city for 20 years will turn up to 48 lakhs or even higher, when rent amount increases. But, when you invest in a flat, you would a pay EMI instead of rent, so it’s still worth from a perspective of owing an asset. It’s still an asset.
Also, unless it’s completely essential never sell your apartment. Say you plan buying your own individual house in another approx 20 years (I will, I have that much confidence in me, God’s grace😉😄), you can use this for rental and you can receive a rental income of minimum 20 K per month) so the minimum rental amount just for 40 years (taking less average of 60 year life span) would sum upto 96,00,000 ((40*12)*20,000). Even if you had taken loan, the total profit you get will exceed the total loan amount including the interest.
Either way it’s profitable, it’s an asset that you own.

Why did you leave IT industry ???”
So here’s the answer for the much asked question of the year.
After completing my 1 year Executive Post Graduation from IIM Calcutta and International Certification from ISIM, Mumbai / AICI Global, I was obviously keen on switching and looking out for better career prospects for my professional and financial growth.
I had two Major offers one from VIT and another one from IT giant l, service based though. But IT offer was again from HR - Recruitment side, which had become pretty much monotonous and I badly needed some change.
When everyone questioned why I left IT industry, though they were absolutely happy for cracking VIT, everyone was like, “But why are you leaving IT ?”
To be honest, even the IT giant couldn’t match VIT’s offer. Considering my professional growth in mind, I wanted to explore something which is at par to Recruitment role and my role at VIT gave me a chance to explore both placements and trainings. I am learning a new scope of work.
With growing economical conditions, expenses are exceeding the earnings at present day scenarios. The percentage of hike is quite less but on the other hand the prices are skyrocketing. If you can’t accommodate the cost of living, no pointing in just boasting that we are working for IT industry. Not being conceited here, speaking the bitter truth.
And we get to here so many statements like “why so many jumps ?” Even as employees we don’t wanna have many jumps but will this loyalty pay our bills ? Practically speaking “it’s a big No”.
Making profits and expanding business is employer’s main priority nowadays, so do we. We do need remuneration to meet our family needs. Take care of your employees, in turn they will take care of yielding profits and building your business. It’s always two ways, it can never be one way.
Education industry is never lesser to IT in anyways, according to me it’s pretty equal - my POV. It’s not about the industry you work. It’s all about the personal, financial and professional growth.
In that way, I feel honoured to have had the chance to work with a leading Global Educational Giant, VIT 💯💯
PS : To everyone who belittled me for entering education industry, please think twice before judging. Without proper education you wouldn’t have entered IT , banking or any sector for that matter. Education is the base / foundation for all sectors. Please have some respect for your roots .
My whole point is every profession/ work is equal and deserves respect.
