Exciting conservation works ongoing at the Alms Houses in Glanmire. 🏠🏠🏠

These historic windows consist of pine timber frames and cast-iron pivoting casements. Following careful inspection of the timber frames it was found that their repair was not feasible due to the extent of previous repairs undertaken and the poor condition of the timber. Using the original frames as templates new frames were fabricated using Occoya timber which is highly stable and extremely durable. Some of the cast-iron casements could not be salvaged and copies of these were made by using a casting of the original. This attention to detail will ensure these important elements of the building’s character.

The existing windows form an important component of the architectural identity of any structure, contributing significantly to its historic fabric, proportions, detailing, and visual character. Their retention supports established conservation principles that prioritise repair and upgrade over wholesale replacement.

The steel grilles were restored, cleaned, repaired where necessary, and repainted to protect them from corrosion and extend their lifespan while maintaining their original appearance.

Stay tuned for updates!

Phase 2 has commenced on the reroofing project at the former Cooperage building! 🏗️
Located on the old Irish Distillers site off Popes Quay, dating from circa 1890–1900, this structure sits adjacent to the former Bottling Plant and now serves as a UCC annex for lecturing and research. 🏛️

The works involve the replacement of the existing failing natural slate roof. The original build-up comprised natural slates fixed to battens over a horsehair layer on pine tongue-and-groove boarding, all supported on timber rafters. Existing steel gutters are also being prepared and repainted as part of the works. 🎨

Clean lines and material contrast define this exterior detail—natural stone cladding paired with precast coping and a gravel drainage base. The staggered stepping stones create a functional circulation path while maintaining permeability and low maintenance. 🧱📐🌿

A roof junction detail shaped by weathering, craft, and careful layering. 🌧️🧱

Lead flashing is stepped into the brickwork, following the mortar joints to shed water cleanly away from the façade.
Each piece overlaps to create a continuous barrier, directing runoff down onto the roof surface below.
The valley is formed to collect and channel water efficiently, with the lead dressed over the junction for durability and longevity.

Brick, lead, and slate are coordinated to form an effective weathering detail.
