Within all those jobs we have multiple repeat clients which we think shows we're getting things right!

One of our most recent repeats is a first floor extension & roof terrace in Leeds for the clients new home. Having previously undertaken design for a single storey extension back in 2018 then some internal works to form a loft space & mezzanine in 2020 on their previous property we were pleased to be asked to assist again with their latest project on their new home & look forward to seeing things progress.

One of our recent projects in pontefract progressing well on site. A relatively small extension but with the full back wall of the existing property removed to make a big open plan living space will make a great addition. Look forward to seeing it complete soon!

One of our small jobs undertaken this week. We were contacted over the weekend by the home owner in the hope that we could help with an underpin design for their property which was progressing through sale.

The issue was that a conservatory had been replaced with a single storey extension using the same footprint & having re-used conservatory foundation. Conservatories are not subject to the same requirements for Building Regulations approval & the sale procedure had highlighted that the re-use of foundation had not been approved by Building Control. Trial hole to expose the foundation confirmed that the footing did not meet minimum requirements & was sited in loose fill just below the surface rather than natural ground.

Upon arrival on site it was clear that a traditional underpin for the full footprint was not going to be appropriate due to the proximity of neighbours extension in terms of both access & party wall, the latter which could cause significant delays to even commencing the required remedial works.

On this basis we provided two design options including the use of an resin injection technique which is carried out from surface level & generally much quicker than traditional underpinning. Hopefully our quick response, timely issue of information along with knowledge of innovative design solutions has assisted the homeowner to keep their sale on track when otherwise it would almost certainly have been lost!

Quick site visit this morning to help a client where no design was undertaken or building regulations application made for alterations back in 2019.

A single beam replaced a load bearing wall which we've taken site measures for & will undertake design check in the next few days. Hopefully we will be able to prove the installation meets design standards but if not will provide details for any work that needs to be undertaken to achieve approval & issue of completion certificate.

Quick design for a steel frame to a bi-folding door this evening to help out at short notice on this small project in Halifax keeping things moving on site.

We should gradually see less of these rush jobs if last years update to the Building Safety Act & Building Regulations process works as intended & forces more coordination prior to starting jobs on site but in the meantime we're happy to help wherever possible!
