For years, many landlords have relied on strong tenant demand, rent offers above the guide price, and applicants willing to pay upfront.
But the UK rental market is changing.
In this short clip, we look at what happens when landlords can no longer ask for rent upfront, bidding wars become restricted, and pricing strategy has to become more considered from day one.
For single-property landlords especially, the numbers may become harder to justify once tax, mortgage costs, compliance, repairs and void periods are properly factored in.
This is not about panic. It is about preparation.
The landlords who understand the shift early will be in a much stronger position than those who wait for the market to force their hand.
Watch the clip and tell us: do you think these changes will make the rental market fairer, or more difficult for landlords?
Thinking of offering under the asking price on a house? Donβt just pick a random number.
In this video, Power Bespoke explains how much below asking price buyers can realistically offer, when offering over asking may actually be necessary, and why a strong negotiation needs evidence β not emotion or guesswork.

A simple question was asked: will the Renters Rights Act destroy the buy-to-let market?
The answer was blunt β maybe not the whole market, but possibly the market as we knew it.
Small landlords are already under pressure from higher mortgage interest rates, tighter rules, and uncertainty around the future of renting in the UK. If they stop buying, or start selling, the market changes. And when supply changes, tenants feel it too.
This is not about ignoring rentersβ rights. Better protection matters. But policy also has consequences, and the big concern is whether this could push ordinary landlords out and leave the market increasingly dominated by larger institutional landlords.
Two, three, or five years from now, will we look back and say the balance went too far?
What do you think β necessary reform, or a risk to the UK rental market?

For years, buy-to-let looked like a steady path: a tenant in place, rent coming in, and a property growing quietly in the background.
But for many UK landlords, the numbers now tell a different story.
Higher mortgage rates. Rising service charges. Tax pressure. New rental reforms. More responsibility. Less margin.
That is why more landlords are reviewing their position β and some are choosing to sell up.
This short Power Bespoke insight looks at what is really driving the shift, especially for landlords with leasehold flats and heavily mortgaged rental homes.
The UK property market is changing. The smart move is to understand the numbers before the market forces your hand.
