10 Top Tips for Preparing for a Property Viewing
1. First Impressions Count
Tidy the front garden, sweep the driveway, move the bins and make sure buyers are greeted by a welcoming entrance.

Open curtains and blinds, clean the windows and switch on lamps where needed. Bright homes feel bigger and more inviting.

Clear kitchen worktops, hallways and surfaces. Buyers want to see the space, not your belongings.

You don't need a show-home finish, but clean bathrooms, kitchens and floors can make a huge difference.

Getting your property Sale Agreed is a fantastic milestone, but there are still several important steps between accepting an offer and handing over the keys.
Here are my top tips to help keep your sale moving smoothly:

If you haven't already done so, appoint a solicitor or conveyancer straight away. The sooner they receive your paperwork, the sooner they can issue the contract pack.

Keep Regular Contact With Your Solicitor
Don't assume that "no news is good news". Make a point of contacting your solicitor regularly for updates and to check whether they need anything from you. A quick phone call or email every week can help identify issues early and keep your file moving.

Complete Paperwork Promptly
Property Information Forms, Fixtures & Fittings Forms and any other documents should be completed and returned as quickly as possible. Delays here can hold up the entire chain.
