One thing I find particularly useful is offering a "mock inspection" before the tenancy ends. This gives tenants the opportunity to identify any issues and put them right before the final check-out. It can be as simple as pointing out areas that need additional cleaning or minor maintenance items that have been overlooked.

In my experience, this approach significantly reduces disputes, helps protect deposits, and makes the final inspection far smoother for everyone involved.

A little guidance and support at this stage often results in better outcomes for both landlords and tenants. It also helps maintain positive relationships and encourages tenants to take pride in leaving the property in good order.

As I often say: happy tenants usually mean an easier life for landlords.

1. Group Contracts
Most properties use a joint tenancy. You and your housemates share equal responsibility for the total rent and the propertyโ€™s condition.
2. Deposits & Protection
You will pay a security deposit before moving in, which is safely protected and returned at the end of your tenancy (minus any damages). A detailed inventory ensures fairness.
3. Guarantors
Students usually need a UK guarantor (typically a parent or guardian) who agrees to cover rent if you can't. Alternative options are available if you don't have one.
4. Holding Fee
A small holding fee is required to reserve the property and take it off the market while paperwork is sorted. This is usually credited back toward your rent.
5. Whatโ€™s Included
All homes come fully furnished with bedroom essentials (beds, wardrobes), living space furniture, and major appliances (fridge, washing machine).
6. Tenancy Length
Contracts are fixed-term and typically run for a full academic year. Rent is payable for the entire duration, even during university holidays.
